Dallas Metropolis still isn't working for me, which is what kicked me into finally making an account here after lurking for years. (The main Dallas Metropolis homepage loaded today, but trying to access the forum doesn't load for me )

But I'll say this: it's always bummed me out that the Dallas topic here is always quiet as a mouse. I'll rejoin Dallas Metropolis whenever I can get in again, but I'm going to try and be active here as well. Houstonians are running circles around us here ahah

Is there any chance we could get a Dallas-Fort Worth subforum in the Regional section like Houston has, where we can create dedicated threads for different projects?

Yeah, I just tried DallasMetropolis again and I had the same issue - the forum itself didn't load. Tried it on a couple of different browsers and had the same issue. Weird.

Re: SSP subforums, etc., I would personally love to have it here also. I used to live in DFW and have a lot of family up there, so I like to keep track of what's happening. I don't get on DallasMetropolis very frequently but am often on here. That said, reach out to one of the moderators on that topic - not sure who the best would be.

I have the same issue. Might want to start a Dallas Forum in the regional Texas section and just base the projects by the area. I know I have some pictures to post from the new Harwood district building along with the Urby and the Maple project.

Status as of 1/31/2022: It appears they may have stopped signing new leases at the North End apartments. When first announced they acknowledge it would be into 2023 before they "truly start anything". (But DMN's Steve Brown is still reporting/fantasizing that they are expected to start construction this year.

Hillwood Urban's Field Street Tower: 38-story office building. Hillwood has been leaking renderings for this "gateway" project for several years. The 38-story rendering is the latest.
Status as of 1/31/2022: Nothing

El Fenix site: Stonelake Capital Partners proposing a high-rise mixed-use project on two blocks of parking lots. Supposed to include office, residential, restaurants and green space. Announced mid-January 2022.
Status as of 1/31/2022: Architects hired.

Portman Holdings' east downtown: Three high-rises (one office and two residential) at Ross Ave and Routh. Announced late Dec. 2021.
Status as of 1/31/2022: "... could start work on the site as early as next year" (i.e., 2022).

Crescent Real Estate's Maple Ave Resi Tower 30-story residential tower on Maple between the Stoneleigh and the Crescent. Announced April 2020.

I guess it's all relative, but there are a lot more projects happening in the core than what Green Country listed, primarily on the east side towards the Farmer's Market and Deep Ellum.

I don't know specifics, but every time I drive up I-35E to see family in the northern suburbs, I drive right past downtown Dallas. I see nothing but cranes in DT and what appears to be along the 75 corridor. I know there is more happening in Plano/Frisco (Legacy, etc.) also.

FWIW, it is proposed to be rentals, not condos.

I'm game for the convention center reorientation, but I think it would be a complete waste to fill the reclaimed land around Memorial Auditorium with midrises as presented here.
Reclaiming that land creates one of the greatest opportunities Dallas has ever had to create a capital-P Park within the core--without the fool's errand nature of turning the Trinity river into something it's not. I will forever stand on my soapbox about this to anyone who will listen.

It would be a natural extension of Pioneer Plaza, and, like the proposal rendering above, could be extended further with the often-talked-about deck park over I-30.

That convention center reorientation is insanity. They told us that among the primary deficiencies of the current center were its separation from downtown and distance from the bulk of downtown hotels. So they proposed to spend a billion dollars (or is it billions?) to reorient the center so that it is more separated from downtown and further from the downtown hotels.

All the money comes from a hotel tax that can only be spent on convention centers. I'd be cool with scrapping the convention center entirely tbh, but if the choice is between paying to upkeep the godawful mistake of a current building or building from scratch in the same space, I'd build from scratch. Building from scratch enables us to plan from the start for adaptive reuses of the building when conventions aren't using it, while also opening up that new space around Memorial Auditorium.

With regard to the hotel and restaurant proximity problem, there's no option to relocate the convention center closer to ones that already exist (where would it go?), so the thinking has to be how to encourage new development closer to it. Obviously the current building has failed to do that for half a century, so I don't see why we'd keep sinking money into it.

The proposed plan is to have the convention center act as a bridge over I-30, where it would be bookended at both ends by the entertainment district and hotel being planned for the former Dallas Morning News headquarters to the north, and by the highspeed rail station and proposed adjacent mixed-use development to the south.
All while opening up that new space which I will argue to the ends of the earth would be an incredible park in the hands of the right landscape architect.

Hell, I'd argue it's worth it just for burying more of our highways.

Agreed, this was planned two years ago. Thought it didn't get the approval because of height. But I could be wrong.
