Good lineup, but a few of these are still quite conceptual, notably #5.

^ Hopefully once Arthaus, The Laurel and Cathedral phase 1 Complete and sell out/lease fully, some of the projects on this list will get the go ahead! I definitely think both Arthaus and the Laurel will be huge successes based on the lack of new housing in both sections of the city.

Here is my ranking from most likely to be completed to least likely. This is certain to be off, but for fun:

(1) Roberts Center For Pediatric Research Phase Three
(2) 204 South 12th Street
(3) 3401 Civic Center Boulevard
(4) Schuylkill Yards East
(5) Two Cathedral Square
(6) Harper Square
(7) 1826 Chestnut Street
(8) Mural West
(9) 21M (anywhere near the current renderings)
(10) 1301 Market Street

I'll bite. I have confidence in most of these, but my guess would be:

1. Roberts Center For Pediatric Research Phase Three (It's CHOP)
2. 3401 Civic Center Boulevard (It's CHOP)
3. Harper Square (Pearl Properties just gets 🞵🞵🞵🞵 done)
4. Schuylkill Yards East (Brandywine just gets 🞵🞵🞵🞵 done)
5. 21M (Brandywine just gets 🞵🞵🞵🞵 done - although I agree design will likely change)
6. Two Cathedral Square (I do feel like this will get built since the floor plates are large and are suitable for life sciences/lab space)
7. 204 South 12th Street (I do think this will get built at some point)
8. 1826 Chestnut Street (this developer is rather unproven)
9. Mural West (this has been promised for years and nothing has happened)
10. 1301 Market Street (Oliver Tyrone Pulver has a reputable track record, but with the current market for office space, I can't imagine this happens)

Call me crazy but I think a few random ugly buildings ads some character. Sort of like the Pan Am building in New York. Just not too many of them...

I agree with you, I don't think it looks bad.

Maybe they could have added some fine details to jazz it up some but for the most part it has some class to it.

With that height you’d get a decent amount of park views. Great location for for 500+

Wow, that's awesome. Correct me if I'm wrong but that's about the size of the St. James or the PSFS building.

article about office leases in the region and center city struggling to some degree. Class B office space vacancy is at 20%, highest in over 20 years. It may not be a permanent trend, but in the short term the movement to smaller lease footprints as companies shed cost due to WFH practices is going to have an impact.

20th and Walnut certainly makes a ton of sense, but I noticed on Parkway Corp's website (who owns the lot at 20th and Walnut), they do not highlight this site as a development opportunity. Their lot at 1443-49 Cherry Street is featured, as well as 30 N. 21st street lot (near the Mutter), and 735 Arch Street, etc.
