There has been flooding problems at the traffic circle in the past, so while they were doing the bridge construction I believe they took the opportunity to also look after that issue. Like you I thought the work was already finished.

They are down by the river though. I’m not sure what is going on. They did do work by the traffic circle the week that the new bridge opened but that was a while ago too.

Probably nothing exciting. But I do remember seeing a conceptual video of what could be possible on both sides of the river once the causeway was replaced by the new bridge. They were hyping the potential spin off benefits of a free flowing river.

Building permit values for Riverview in 2021 have been released.

The total value of building permits in the town for the year was $55,762,483. This is up from just $32M the previous year.

The vast majority of the building permit valuation was for new apartment building construction ($38.5M).

Riverview has quite a few projects pending, so 2023 should also be a good year. The new Kent store, MoeMar Homes continuing to build, the BNS land, the Fairways development etc.. And there's still a lot of undeveloped land in Findlay Estates. And who knows what's being worked on behind the scenes that isn't public yet.

Oh there is still NIMBY’s in Riverview, they just aren’t in leadership anymore. Riverview has a lot of area for future growth in places all over the town so it has a really promising future.

I remember the discussion around The Current when it was approved. One of the things the town was excited about was that they were losing a lot of money on the Chocolate River Station, and the new building would generate $500 K in annual tax revenue. I think they realize that increasing density is good for the town finances, ad good for the business community.

Really you don't see NIMBYs because the projects are all luxury housing in this bedroom community. Try putting in low rentals, a homeless shelter, or a foodbank and you'll see them come out in droves.

There were a few of them putting in their 2​¢ worth at the public meeting, which had some council members rolling their eyes. There were also citizens voicing their approval for the project. If/when the twin towers get built, it's going to be a very prominent structure on the main drag in the heart of Riverview.

Mobile crane unloading a large lumber delivery at The Tides this afternoon, and they've started on the next floor. Slowly but surely they're making progress. Hopefully the weather won't slow them down too much.

I see a post on Retail Talk and Share stating that construction of the Kent store will not be starting until 2023. I'm not sure if a timeline was ever mentioned in our previous discussion, but I just thought we'd see construction starting this summer. Do they normally apply for approval this far in advance?

Yes they do.

Seeking approval for a development is only part of the equation. They also have to line up contractors, tradespeople, financing etc., which can all take considerable time.

Sometimes developers work with city planners behind the scenes ahead of time so that the PAC approval process is essentially a fait accompli (like with the 20 Record Street project), and construction begins almost immediately after approval is given.

You just know that Lafford already had all his ducks in a row before having his project rubber stamped. Most other times it will take 12-30 months following approval to break ground.

With all the building projects going on in the area, lining up construction workers has got to be a challenge. It's probably why some projects seem to take forever. Just in Riverview I've noticed The Kensington apartments going at a snails pace, while the MoeMar apartments on Runnymeade Road have been built swiftly. I guess MoeMar has their own dedicated crew with a lot of experience that have been working together for several years.

Drove by the Dobson Crossing site. They've started the top (4th) floor. First of 3 buildings totaling 250 units. So when this building and The Tides are completed, I wonder if their next Riverview project will be The Current?

The T&T is reporting the town is moving ahead with rezoning a 43 acre parcel of land in the Mill Creek Nature Park area off of Bridgedale to "parks & institutional" to allow for construction of the proposed new $35M field house , pool complex and recreational centre. The current zoning of this area prohibits buildings of any kind.



This will be discussed at the upcoming March PAC meeting.

Upcoming March PAC meeting is going to deal with two variance requests for Quinn Court, off of Gunningsville Blvd:

- 1) permit two main buildings on a lot, and
- 2) to permit multi-unit dwellings in an R3 zone (File 22-0096).

Kaitlyn Lacelle, Thrive Properties, Gunningsville Blvd/Quinn Ct (PID 05097753), variance application to reduce the required lot frontage from 30m to 19.5m (File 22-0145).
No supporting documents have been posted as of yet. They will likely be along sometime next week.

The Thrive item in the above agenda is probably for "Building One" of Dobson Crossing. The access for this building will be off of Quinn Court.



Building Two is already under construction.

As for the other item on the agenda, this sounds as if it is an application for variance for yet another multi-unit residential building on Quinn Court.

This section of Gunningsville Blvd. will look much different a few years from now. With projects by Thrive Properties, Quinn Court Apartments, and Dobson Landing being built, there will be a cluster of new residential buildings in this area in the not too distant in the future.
