Heavily agree.

This thread should have a poll at the top to show the accurate breaktown between the "love it/🞵🞵🞵🞵🞵🞵🞵🞵 aroused" and "hate it/afraid for humanity" crowds.

Cuomo himself opened up these two sites to affordable housing, but the state didn’t require it on this particular site. I could be wrong, but I suspect the affordable housing will be a requirement, just not on this particular site.

I’d prefer the NY poll (such as it is) over the forum poll. Skyscraper nerds spend too much time trying to critique every design, overlooking the general project. And that’s fun and fine to do. The difference being that most people don’t care about skyscrapers, and understand that some are taller than others, or more importantly, the city builds tall skyscrapers. So, its not surprising to me that people would support this tower. But likewise, I feel if your support of a tower is based solely on design, then you’re in the same camp as the NIMBYs. I don’t like everything that gets built. I’m not a fan of Central Park Tower, but I would never say a developer shouldn’t be allowed to build it.

Weren't there like 6 proposals and we've only seen this one proposal? Doesn't seem like we even know if this was the chosen design.

No design was chosen. This design was revealed by the developer. There were 6 bids in total.

Because Affirmation was the only one revealed, it continues to be talked about.

Everyone’s talking about more and more people working remotely and what that does to the office market, and business travel is down because we can interact virtually. We had to analyze that first and once we got comfortable—and we believe that New York would rebound, especially the westside near the Javits Center area—then we started focusing on what the right use for the site was. From there, we wanted to do something different.

Peebles: Ultimately, we let the team, with our guidance, put together a design. They came back with a building that was a couple hundred feet shorter. Then I said, what’s the tallest building? And it was One World Trade. And how tall is it? There are two ways to measure—to the roofline and to the crown. One World Trade measures to the top of the crown, so I decided I wanted the building’s roof height to be taller so it would be the tallest building in the Western Hemisphere to roofline, but then shorten our crown so that we would be below One World Trade because we wanted to respect the symbol of what Freedom Tower stands for.

We wanted this to be a landmark building that would do a couple of things. When you look at New York and the country coming out of the Great Depression, it was the Empire State Building and Rockefeller Center that signaled to New York and to the world that New York and America were resilient and coming back. Then after we were attacked on 9/11, it was Freedom Tower that represented recovery and the endurance of freedom in America. And now coming out of a global pandemic and these protests for racial justice, we thought that our building could address both in a meaningful and powerful way.

I hope not. They can add a few affordable apartments where some of the hotel space is.

I love this tower.

Can you imagine the reaction if this were proposed in any other city? They'd think that they hit the big time.

Oh my God, could you imagine this thing actually existing in real life?! Everybody is desperately trying to build the definitive 21st century Gotham City icon. Lots of contenders out there. Some really good ones. Even great. This would instantly skyrocket to the top of whatever future list might exist. Just insanely awesome.

Affordable housing just isn’t logical for this site. For one thing, only half of the building can be residential. So you’re looking at “two buildings” right off the bat. There’s the issue of lobby and elevator space, which forget about making financial sense, just is complicated on this site with a limited footprint. It’s why there are apparently no bids that included it, even though it would have given an advantage over the others.

I’m certain that Hochul wants affordable housing to be a part of the bid. It will probably be required on the larger site.

I agree, but I though they Hoch and the Community Board demand it and for that reason, demand a new RFP.

The community board can't demand anything. Hochul wants affordable housing because it's something the state can demand. Cuomo offered the sites for affordable housing as well, but that was not a requirement in his RFP. The only requirement was that if there was a proposal that included residential, 30% of the apartments be affordable.







Only half of the development in total could be residential. So, if you are proposing a hotel/residential tower, 30% of the apartments should be affordable. The same things goes for office/residential. There can be no all residential on site, only up to 12 FAR (the site has a 24 FAR) can be for residential use.

So it would make more sense to utilize the affordable housing on the much larger site, which hasn't had its RFP issued yet. Hochul will probably combine the two sites, or even issue the RFP for the other site first. One way or another, she intends to get affordable housing as part of the proposal. But you have to make it attractive for developers to do so.

Yeah. I wanted it to be built. Would be better if they decided to change the design to make it look like a normal 1,600’ skyscraper.

I don't know if a design that's this tall will be financially viable if the developer is forced to include a large affordable housing component. It seems that that requirement will be imposed in the new RFPs.

Can't do that with the 7 train vent building on the corner of 11 Ave. Could have if the MTA had had the sense to build a structural load transfer foundation as a feature of the vent building design and then sell the right to use it. But that would have taken foresight and planning and stuff.
