Quick question for someone. I haven't been to Provo in awhile. Has the University Tower project started the construction process? If not, when is it supposed to begin?

There has not been any news on the University Tower project for quite some time. I would not expect it to get started anytime soon. The last time I heard anything about it, 3-4 years ago maybe, the property owners were still interested in the concept, but financing and pre-leasing were a challenge.

Peg Companies had quite a lot of difficulty getting their office project going a few blocks to the west of the University Towers site, eventually turning to the city for funding, so I would expect University Towers, even though it also included a residential component, to have difficulty.

It would seem if you're going to have offices of a substantial size in Provo the Riverwood area has been the preferred location for quite some time now. Let's hope that PEG's new office development will help to start a trend in downtown Provo. At this point, I would like to see Provo start to build some 20 story towers downtown. I suppose eventually Provo will have a more defined skyline, then again it seems like Lehi is going to become the most populous city in the southern sector of the Wasatch Front. I think this last Census was very inaccurate with the Provo numbers, but Lehi still has plenty of room to grow and at the current growth rate it will pass Provo some time this decade.

I like the design of the old Ogden Temple and the current Provo mainly because they are unique and therefore stand out from the rest. The Provo Temple is shown on many BYU football broadcasts as you can see it from the pressbox, i wonder if having a new building shown on TV is part of the motivation here

No— I think university towers is still a pipe dream.

But, millrace is coming along! The middle portion has started. Up to 2 stories already framed, with 3 more stories to be built. Total of 5 stories. They’ve had a delay with the pandemic, but things are moving along.

Hoping the 13 story condo tower is built next— that’s where me and hubby want to seriously look into a purchase. At the rate home prices are increasing, we may just save our current equity and pay cash somewhere else for retirement? Not sure, but I’m very happy millrace is coming along!

airport!! Omg— so stoked for this! I was speaking with someone on the airport board and already, the Provo airport is too small. They are already discussing and making plans to increase it to 10 gates. Will still open with 4 gates and see approx 20-26 flights per day to start, but the expansion is moving along 5 years ahead of schedule.

He also mentioned SLC wanted the Provo airport expansion to happen sooner rather than later for emergency landings/overflow to help out the region. Even SLC realizes the importance of the impact another (albeit regional) airport can have on the area.

Kinda cool!! I really with this entire development has more dense and more urban. Not a fan of the suburban style homes going in, and I know I’m not the minority when saying this. Lots and lots of Provo folks wanted this to be more dense, more height, and more urban like the original plan. Byu entered the fray and said they didn’t want higher condos and office buildings looking over into their film studios. also Provo had sewer and water issues in that area, which, IMO, were totally fixable.

At any rate, “the mix” (lower case…. See what I did there?) is happening, but instead of adding cool office buildings, hotel, and more retail, they’re adding SOME retail and a LITTLE office, with mostly SUBURBAN style townhomes and classic 4 over 1’s….. kind of a let down for us pro development types, knowing it’s in the middle of two bustling cities— but…. It is what is is….

Old Provo High Property

I really think the old Provo high property that byu now owns could really be put to good use. After byu is finished with their HFAC remodel, and the Provo high property becomes vacant again, it would be great to see it changed to housing and mixed use. Byu doesn’t do nearly enough for its 30,000+ students with regards to housing— it would be great to see more student housing of all types be built on the site. Add in some walkable retail, park, and businesses and VOILA: you’ve got some major props to that part of the city. Maybe some 5 over 1’s with parking, and green space and the entire area would be improved.

I don't see it as housing myself. Frankly once HFAC is redone I see them moving on to either the Humanities building (JKHB) or Education building (McKay) and doing the same thing. Once all those older building are redone then I think the greater likelihood is that the build a graduate program there. Whether that is a new law school, med school (perhaps pipe dream, but with how fast Utah is growing another one is likely needed), or some sort of "add" on to one of their business programs

Southern Metro - Update, Utah Valley University School of Business - Under Construction

UVU breaks ground on the future home of Woodbury School of Business

A backhoe and an earthmover are ready to turn ground for the new Scott C. Keller Building at Utah Valley University... The $75 million, 180,000-square-foot building will be the new home of the Woodbury School of Business. UVU

The $75 million, 180,000-square-foot building will house 30 classrooms and 205 offices as well as the Bloomberg Lab, Entrepreneurship Institute, Money Management Resource Center, SmartLab and grand auditorium for large lecture
audiences and special events. Construction is estimated to be completed by late fall 2021 or early 2022.

The building will feature a Student Success Center on its second floor, which will combine placement, tutoring, internships and advisement services in one accessible location.

Classrooms will be outfitted with lecture-capture technology to help students learn remotely. The building will be constructed on the south end of UVU’s Orem campus...The new building is expected to serve up to 12,000 business students
at a time.

According to Utah State Board of Regents documents, the business school has outgrown its current home, which was one of the four original Utah Technical College buildings built in 1979.

“While the 78,000-square-foot facility has been well-maintained over the years, it cannot accommodate the renovations desired to train future business leaders. The masonry building has a post-tensioned cable floor system that cannot
be penetrated to run cables or make infrastructure upgrades,” the document states...

Whatever happened to the University Tower at the old Allen's photo building. Is that still in consideration?

Lehi City announces partner to build City-Wide Fiber Network

Lehi Free Press - https://lehifreepress.com/2021/12/29/lehi-city-announces-partner-to-build-city-wide-fiber-network/

Lehi, Utah (December 29, 2021) – Lehi City announced that they have solidified a partnership with STRATA Networks to build an all-fiber network throughout the City. The agreement will be finalized in the next 30 days and will bring some of the fastest internet speeds in the country to all subscribing homes and businesses within City limits over a three-year period...

...“I am very excited to bring this new service to the citizens of Lehi City,” Mayor Mark Johnson said. “We recognize the importance of reliable utility services. We have recognized for a long time the importance of our power system and how beneficial it is to the citizens to own our own power company. I believe the same is going to be true about this high-speed internet network. We are excited to partner with STRATA Networks to make this a reality.”

Headquartered in Utah, STRATA Networks is the largest independent telecommunications cooperative in the state with nearly 70 years of experience in the industry and three decades of building fiber-to-the-premises networks. With a team of nearly 300 employees, STRATA offers a unique model that allows municipalities to maintain ownership in the network and benefit from subscriber revenues, while having a trusted partner to serve as the network operator...

Council Approves Salt Development's Mixed-Use Luxury Apartment Complex - 'The Sanctuary'

“We should be digging dirt and starting this spring. The project will cost between $180-200 million and take 30 months,”
said Salt Development CEO Brian Hobbs. The project passed with a unanimous 5-0 vote.

Skylar Beltran for the Lehi Free Press - January 2022 https://lehifreepress.com/2022/01/12/council-approves-mixed-use-luxury-apartment-complex/

The Lehi City Council met on Tuesday January 11 with all councilors in attendance. Mayor Mark Johnson was absent.

The largest project on the agenda was the approval of the Lehi Pointe transit-oriented development (TOD) projectwhich has been in the works for more than two years. The project will be located between Young Living and Mountain Point Medical Center on the northeast side of I-15.

According to Salt Development, builder of the project, the anchor building (named The Sanctuary) is a 527 ultra-luxury apartment complex offering units ranging from 620 square foot studios to 1,820 square foot 2-bedroom units. The complex is scheduled to be approximately 28% studio units, 46% 1-bedroom units and 26% 2-bedroom units.

The ground floor of the building includes a 15,000 square foot space designated for a neighborhood grocer, as well as an additional 5,000 square foot pad for another commercial tenant.

The site will be surrounded by access roads, walkways, bike paths and meandering on-site paths. The 10-foot-wide multi-use path will extend the entirety of the eastern edge of the property along Sandalwood and up to the new loop road. Connectivity to the future UTA BRT and Frontrunner station is a priority and will be further accommodated when plans are available for such development.

The approved plans also include additional amenities such as a 7-level parking garage, bike shop/wash, dog spa, dedicated move-in/move-out areas and trash staging areas.

Atop the parking structure is a 1-acre Skydeck featuring a grand pool deck, clubhouse, gym, yoga/spin room, locker rooms, BBQ areas, cabanas, a dry sauna and numerous fire bowls. The 6,000 square foot clubhouse will feature a 165” television screen in a tiered theater and a luxurious bar.

In addition to the 527-unit “Sanctuary”, the project will include a neighboring retail and restaurant space. The project also includes another 125-unit apartment building on the north side of Triumph Blvd along with an additional retail development.

312 unit student apartment complex coming to Provo at 50 east and 800 north in Provo. Just near brick oven restaurant. Renderings hopefully coming soon.

Update on the 10 story Harris apartment complex on 300 south university: first developer bailed. 2nd developer took over and it passed through the design review board. Then, they bailed. 3rd developer is keeping it sane size, height, and scope but has to go forward with the planning commission again to make some changes….

Riverwoods has a few office buildings planned that will be 60 feet high—which isn’t too much taller than what’s there already….
