Permits Issued For 16-Unit Building At 1901-09 North 33rd Street In Strawberry Mansion

Permits have been issued for the construction of a three-story, 16-unit residential building at 1901-09 North 33rd Street in Strawberry Mansion, North Philadelphia. The development will replace a vacant lot bound by North 33rd Street to the west, West Berks Street to the south, and Monument Street to the north, situated across from Fairmount Park. The structure will be built in four compartments separated by a fire wall, with each compartment containing four bi-level units. Building features include full sprinkling and parking for six bicycles. According to city permits, the site is under the ownership of the Philadelphia Land Bank. Permits also list Michael Johns as the design professional, BDFS Group Inc. as the contractor, and a construction cost of $2.4 million.

Quite a few great looking projects all in close proximity.

The 1700-30 N Howard Street project is across the street from a friend who purchased his rowhome in 2004. The area has dramatically changed in his nearly 20 years at that address. He plans to sell in the coming years, and will certainly make a killing!

(The breakfast sandwich at nearby Buzz Cafe is amazing.)

Not to start a retail tangent, but Williams Sonoma announced the closure of their Walnut Street store due to the Bellevue revamp.

Big question is, will they re-open elsewhere in Rittenhouse? I sure hope!

Source? Not disputing, but want to share the news. I kind of expected it in light of the Bellevue sale and impending revamp.

Whoa, that's huge for the area! Great size, and great design. Looks really nice, which might give some more upscale momentum to an area that's a little crummier than every direction around it (and hopefully a boost to revitalizing South St, but I've heard out of town landlords are more the problem here)

While CC seems to be in rut of sorts with vacant storefronts, Fishtown and NoLIBS is booming!! Also just drove past Piazza Terminal and it looks really good in person! Pictures do not do the cladding justice IMO.

Anyways, Van Leeuwen is opening their third store in the city. Seems they are directly gunning for Jeni's, who opened a store right down the street, in both CC and Fishtown.

Agreed! it's great to see a trophy-(ish) project at a prominent intersection. It will definitely add a shot of energy and flair to that immediate area.

I would still like to see the comments from the QVNA meeting, if there was general support or the usual end of the world arguments.

The New Development
I LOVE Van Leeuwen. Their first store at 13th & Sansom opened to great fanfare. But yes, all eyes are on Fishtown for food expansion. Stephen Starr said something similar in a recent article when he discussed the permanent closure of Jones, (which stinks, I liked Jones).

I've never tried Jeni's, but looks like ice cream wars with Van Leeuwen! &Pizza is finalizing their space somewhere near Van Leeuwan on 18th Street, and already talk of a NoLibs or Fishtown spot next.

At least all the fun food energy makes up for the lack of retail energy.

Also, the article mentions the Skylar is a condo building, what are the units going for?

That and the Old City Conti closures are so disappointing.

I still cannot believe he has done nothing with the Conti. That was the place that started it all.

The other thing that was shocking was how the Gaslight space in OC was empty for a year (right down the street from his HQ) and they didn't pounce on that. Easily the nicest space in Old City. Ultimately, some BYOB "soul food" place opened in there. It's terrible. They're only open for events and sunday brunch. How they make rent is a miracle.

I remember when that soul food place hung a sign for the first time. I watched someone come out of Starr's HQ and watch it happen while on the phone. I'm sure he was calling Starr.

What a miss.

This building is begging for a Giant Heirloom Market since the one at 2nd and South is clearly dead. Queen Village is definitely lacking a real grocery store. Essene Market is definitely nice but tough to get everything you need.
