I took this yesterday, this is for the first two buildings on this massive site at Don Mills and Eglinton, an area near Central Toronto. There's to be thousands of homes built here, in the form of towers, midrises and a big block of townhomes, along with office space and retail.
These two cranes are for two low highrise office buildings on the corner.

Sugar Wharf is just depressing from the Gardiner. most of the others have put effort in the podium bases and they look good except that they are all far too big.

The concerns over the monochromatic West Donlands pale in comparison to the overbearing and repetitive Block 8 podiums. I don't mind the design or the overuse of this style of red brick in Toronto either.

I hope it's not the same old sterile double height ceiling retail units with a single large expanse of curtainwall plastered in window film.

I also like the contoured brick panels, but it'd be nice if the block 8 podium was broken up with a little atrium, alleyway, or alcoves lined with smaller shops, light industrial units, studios, cafes and patios. Or even a little inner courtyard parkette with ivy climbing up the brick and a fountain. But thats probably unrealistic.

The ground floor has a bunch of stud walls with gypsum board. They appears to be steel tab brick anchors extending out from the gypsum too. Looks like the first floors with have hand laid brick instead of the pre fab panels. Hopefully. the brick is different from the modern, overused red brick on the panels (eventhough another style of brick may clash)

I doubt there's any demand for retail along this block 8 strip; as is Front Street East retail isn't exactly booming. I go here about once a month because Souk Tabule is about the only gluten free falafel wrap I can find in Toronto, although it sucks because I can't order it with onions, garlic or tomato. If I could afford to buy a new condo in Toronto, I'd consider this instahood over many other areas: nice open spaces, easy to get on the Gardiner/DVP, overall nice modern architecture by Toronto's best architects, and a decent mix of residents although most are about a decade younger.

Well, coming back home from a little jaunt in the neighbourhood, I noticed 1414 Bayview has definitely started...there'll probably be a crane by the end of the month or so. It was abit jarring seeing this construction hoarding actually, since this part of the neighbourhood hasn't really densified or changed much in the last little while. (i.e. 50-70 years)

Who is Shape Properties to build a massive 4 tower block and pretty much on spec?

The towers aren't very pretty. The podium has a lot going on inside and outside. Still have to see how it shapes up.

On spec? I'd imagine at least 2 of the towers were presold before excavation even started. Also one of the towers is 100% purpose built rental.

They are quite ugly but at least they're not dominated by spandrel. I'm hoping the next phases are more interesting. A different architect would be nice.

One tower had some pre-sales. Rental is spec although probably not for Shape.

I just know so little about this company that purchased these malls that I'm sure weren't cheap to redevelop in phases that each come with an impressive price tag. They must be partnered with a hudge fund.

Shape Capital is an affilitate of Shape Properties and they provide financing to developers so they must have deep pockets.

I had a look at some model units for these towers and the units I saw were unattractive, as in at the time I wouldn't have wanted to leave my older condo with a lower value to live in them. One was a 3 BR with under 1,000 square feet, unattractive layout, and mini appliances for $700k or so a number of years ago. Amenities were ho-hum for such a large complex.

If you look at their eventual plan it seems okay but for now the immediate area is actually worse than it was in years past. Across North Road the businesses are pretty vibrant and there's a mix of new towers with small footprints as well as older strip malls. Around the mall there are a bunch of empty properties and derelict sites. They will be filled in but at this point many have probably already been empty for 5-10 years and are many phases of development into the future. The North Road frontage of these towers so far is not great.

I think the whole concept of having these malls controlled by large developers and focusing so much development in these areas (giving "cover" to some degree for limiting development in other areas like East Vancouver or Hastings) is bad for urban vibrancy and affordability overall.

Phase two looks nicer IMO. Maybe my tastes are more agreeable than many, but while I don’t find these towers attractive or pretty, I don’t find them ugly either.

I don’t know, maybe living in Asia for a decade has changed my perspective on what ugly is for residential towers.
