Fun fact: This building used to be a department store (Rawell's or something like that, I vaguely recall). In fact, at one time there were four department stores on Chelten Avenue. It was a secondary commercial center on par with 69th Street in Upper Darby.

A shame, but I am confident a turn around will come! It is clear retailers are still opening (see KoP and Ardmore), but RittRow, landlords, leaders, etc. need a better vision of luring retailers into Center City, and hopefully rents are coming into check (that is also needed). Dr. Martens re-opening was a good early sign, now waiting on Zara!

Any word on when the next phase on Market East District will happen? The 1000 Block (South side) of Market needs to go, it would be great to see a extension of the 1100 Block.

There were rumors that Zara was looking to reopen in the Fashion District. No idea if that’s still the case or not.

I heard Barbour on Walnut Street is closing.

And there are "for lease" signs at Free People, Swarovski, and Shakespeare Book Co. Odd to see since they are all active retails fronts. Any info on that? Figured you might know.

And I heard Williams Sonoma is looking pretty bare (merchandise), hopefully not closing due to the hotel renovations? I doubt they would relocate.

It's not for lack of foot traffic. Whenever I was in the area this past month it was packed.

Interior Demolition

After several years of inactive vacancy, I noticed 1709 Benjamin Franklin Parkway (the old United Way building) is having its interior gutted while walking by recently. I recall that property was being marketed several years ago with proposed mock-ups of its exterior re-skinned.

Does anyone know what, if anything, may be going on over there?

No clue. I would be surprised if Barbour closed, seems like a good tenant that should be on Walnut Street, but then again, who knows. Plenty of retailers that would be a good fit for the city aren't on Walnut Street for whatever reason.

The for lease signs - are they for the building or the specific space? Shakespeare Book Co. literally just opened lol. Can't imagine that's struggling. Swarovski not sure - but wouldn't be surprised to see them move to elsewhere on Walnut. Free People though? They're a part of Urban Outfitters and Anthropologie which is headquartered in Philadelphia. Can't imagine it closes - maybe moves?

The only one I can easily confirm via google is Free People 1625 Walnut St https://hellomsc.com/?post_type=property_listings&s=1625+Walnut+St

Someone go take a look and see who the broker is for the lease signs on the others: Swarovski 1421 Walnut St and Shakespeare Book Co 1632 Walnut St.

Williams Sonoma I could see leaving, based on the recent sale of the Bellevue itself to Lubert-Adler, with the new owner planning to completely revamp.

Barbour is closing. The signs went up today.

I guess time will tell for all of them (except Barbour).
