Excellent photos as always BlackYear. It's good to get a drone perspective on what's going on, especially since the construction work so far has all been below ground level. That underground parking structure is going to be very large.

It's a matter of perception. Some urbanists see the oceans of surface parking south of Main Street and chortle derisively about Moncton's lack of urbanity and/or built form. I on the other hand look at these parking lots and see a wealth of opportunity. Happily developers are beginning to see this too. Within 20 years there will be at least 10 new buildings in the core 10-18 storeys tall, and maybe even double this amount with other potential unannounced projects. The surface parking will mostly be a sad memory. I hope to live long enough to see it.

I always cringe when I see that large ocean of asphalt. I know it would be a major undertaking to see it developed, as it's typically full of vehicles during business hours. Any project would obviously have to include a major parking structure, which possibly could include sub-grade levels.

There is huge potential here, but unfortunately I don't know if we'll see anything happen with it.

Like any large project, it starts with a single step. While it's good to have some visionary plans for clearing that parking sea, it's even better to divide it into smaller chunks that a developer can grab and develop without needing to worry as much about the rest of the sea. Eventually the sea will become a lake, then a pond of parking, and it will be filled.

That does seem to be what Moncton is gradually heading towards. They've plotted out the street grid through the parking lots and seem to be open to splitting it up into developer sized chunks for the future.


And parking sea aside, the views from that level are goign to be incredible if that's going to be the height levels of the upper floors. I almost wish they had done a more panoramic view to show the river views as well.

I recall reading somewhere that the city had changed the rules or made rules concerning underground parking structures. I would imagine this has made it easier for developers to build their buildings footprint to take up most of a land parcel.

I think evidence of this would be the apartments on Weldon.. Gordon.. Highfield.. all having more underground parking than surface level.

Same goes for 20 Record St..

I am unsure of Tannery Place's underground parking capacity but imagine it substantial.

One would think that this will also benefit Ashford in the supposed huge developments coming for Assomption parking area.

I would imagine they can have a few underground levels.. and even some above ground parking structure.. above and behind any street level commercial occupancies.. and then they can put 8 or 14 storeys of building above all that.

Potential for great income stream for the landowner here.

The only thing that would preclude Heritage Properties from building something substantial on their ocean of parking at Albert & Foundry.. would be the proximity to the rail line, and the pesky 30m buffer that now comes with that..

It is interesting to note that a T&T article posted online today regarding building permit valuation in the city last year referred to the 20 Record Street project as the "Lafford Towers." They did this not once, but twice in the article therefore this may not have been an accident.

Is the official name for the Record Street project indeed "The Lafford Towers"????

If so, I kinda like it.

Hard to say.
It could be simply a reporter calling it that because it perhaps (I don't know) has no real name yet, and they have to call it something.
Or not.
If I was building this project, I certainly wouldn't mind having it named after me. And I agree it has a nice ring to it.
