The first tenant at a prominent south downtown redevelopment will offer cocktails, games and a view of Mercedes-Benz Stadium.
Pins Mechanical Company, operated by Columbus, Ohio-based Rise Brands, will take up a 25,000-square-foot space at 222 Mitchell St. The building is part of Newport RE's South Dwntwn adaptive-reuse development. It is among several significant projects set to revitalize the urban core of Atlanta, including CIM Group's planned development of "the Gulch" and Billionaires Funding Group's overhaul of Underground Atlanta.
Pins, which has locations in seven other cities throughout the Midwest and South, will be an all-ages destination, Rise Brands Founder Troy Allen told Atlanta Business Chronicle. The venue will feature three bars, a courtyard beer garden and an open-air space atop a new, two-story building that will rise from a parking lot adjacent to 222 Mitchell.
At 222 Mitchel St. SW, the developer will demolish a three-story, roughly 7,330-square-foot parking structure and one-story accessory building, according to the issued permit. The removal of the buildings, both of which face Nelson Street to the south, will make way for a parklet with outdoor seating and tree canopy as an amenity for future tenants and the neighborhood, Newport Senior Vice President April Stammel told the Atlanta Business Chronicle in the spring.
On 11/25/2020, The owner of Friedman's shoes placed the last red brick building in the corner of Mitchell and Forsyth Street up for Sale (201 Mitchell St, currently 4 separate business) for 11.5 million. If Newport purchases this building, they would own 100% of the older buildings on this side of Mitchell within this block.

Atlanta-based strategy firm Ohio River South plans to move its headquarters into a 4,726-square-foot space in Newport’s adaptive-reuse district in coming months, following the lead of restaurants and a gaming concept inked earlier this year, according to JLL.
All told, Hotel Row will bring more than 90,000 square feet of retail to streets in the district branded “South Dwntn,” while also occupying basement and rooftop spaces. Nearly 300,000 square feet of Class A and creative office space is also planned.
The investment firm announced today that Slater will open a new rooftop restaurant and cocktail lounge at 222 Mitchell, a historic, mixed-use development and the largest holding within Newport’s revitalization efforts.
Slated to open in summer 2023, the restaurant will be a modern diner complemented by its cocktail lounge counterpart. Providing an idyllic backdrop for impressive skyline views, the diner will lean into its classic persona with a modern twist. Guests can expect a well-executed culinary menu with favorites faithful to its heritage plus dialed-up nostalgia with a pie bar display and indulgent, over-the-top desserts.
The adjacent cocktail lounge, set to offer a vibrant nightlife scene with an exclusive feel, will serve elevated bar classics amongst luxurious interior finishes and plush seating. Names for the forthcoming concepts have yet to be announced.

Here's hoping that "ground-up development" is going to be at the LA-Z parking lot that breaks up the block. But just realized looking at Google Maps that 79 Broad is not there anymore. I remembered there was a fire somewhere around there but didn't realize it took out the building. So I guess the new building could be there instead?

Great news! They had previously announced that they are planning to develop 1,000 residential units on the block south of 222 Mitchell that is now mostly parking.
As somebody who has been in the development business over 30 years, the quality of the work going on at both the Newport and CIM projects exceeds anything I've ever seen in the Atlanta market. It's so nice to see two develops who aren't cutting corners.
The development team leading one of several transformative projects in Downtown Atlanta has expanded its vision.
Newport RE has acquired 1 acre of parking lots along Peachtree Street and a historic building at 175 Trinity Avenue, the company confirmed this week. The two properties border buildings that Newport acquired years beforehand. There are no existing tenants in the 175 Trinity building.
It’s still too early to determine plans for the properties, said Newport Senior Vice President April Stammel, but the company will stay “focused on continuing our pursuit of more neighborhood focused housing and retail options.”
