It seems that almost every proposal anymore has NIMBY’s opposing them with the most ridiculous claims, ugh.

It definitely seems that way this is a pretty cool mixed-use development though and hopefully it’s able to pass at council

Not sure if anyone has been to Amherstburg recently, but I noticed a Piroli development sign and an architect sign on the southern corner of Sandwich St (at Sandwich St and Brunner Ave) at the old General Chemical property. The signs seem new so I’m curious if part of the property is potentially going to be developed? To clarify, it seems the main piece of land where the plant was is still for sale, and this southern piece closer to town has the sign. I also noticed some new utility flags in the ground as if a survey had been done.

Haven’t seen anything about it in news, was wondering if anyone here had heard anything about it?

Haven’t seen or heard of anything going in at that site. If Piroli has a sign there, they will most likely be building an apartment building just like the one on Wyandotte St. W. and Crawford. I’ve seen his other buildings which are in Leamington and Chatham, and they are all the exact same design as the Wyandotte St. building. I’m heading to Amherstburg tonight for dinner, so I’ll take a look and see the site and sign.

That’s what I was thinking as well, wouldn’t be surprised to see a new building there at the waterfront. Let us know if you spot anything more concrete! I just happened to drive by and it caught my eye

I had a client in today that owns a window company, and she said that the old Danny’s site on Riverside Dr. is now going to be high end condos, as opposed to the office development that was previously planned and put on hold.

I haven’t heard of this development yet, so it should be interesting to see what goes up there. She said they’re working their way through city hall and hope to start construction in the spring. That area of Walkerville is perfect for this type of high end condos.

Oh interesting, that site has been vacant for a while. Good to see something going there! And you’re right, definitely a good fit for the area. Speaking of Walkerville, I saw this development on Argyle called “Distillery Square”. Sounds like they’ll be converting some old buildings into lofts.

Wow! Great find! I had heard from someone a while ago that those old buildings were being turned into lofts, but this is the first I’ve seen of those plans. Perfect for Walkerville and the new Distillery District.

Yeah it really is! Funny enough I found it on the Mayor's instagram page I'm thinking it's part of the Distillery District that they've been working on

Walkerville is already a fantastic neighbourhood as it is (my favourite in the city) so the creation of a Distillery District on the northeastern edge of it will just add to it’s appeal and create an even better urban experience.

Also, as Ford City keeps gentrifying and improving, that whole area will be fantastic in an urban, historic and gritty way. Now if we can only get DT to finally turn the corner and realize it’s huge potential, our city will really take off and flourish.

Yeah, I think with some of the plans outlined in the Walkerville Districting Plan (especially turning Argyle into a flex street and the pedestrian connection to the riverfront) will really make it shine.

Yeah, I hadn't been down Drouillard in a few years and drove down a few weeks back and I was really happy to see so many of the buildings under restoration! Will definitely look a lot different in a few years.

I think once most of the residential projects downtown complete will be when the corner is turned. I believe currently just The Hive is completed, although I know there are many others in progress. Probably another couple of years there, but definitely progress!

Drew Dilkens went to Queen's Park this week to push for an expansion of E.C. Row (widening and new interchange at Banwell), as well as a new 401 interchange at Lauzon and the incorporation of the Ojibway Prairie Provincial Nature Reserve into the proposed National Urban Park.

It looks like much of the E.C. Row corridor is capable of being expanded to 4 lanes in each direction, but I can't see it requiring any more than 3 in each direction for the foreseeable future. Regardless, planning for this should begin, but it shouldn't be a priority. As for the Banwell interchange, that is much needed and should be prioritized. They should also begin looking into interchanges at Manning and Patillo, which I believe have already been planned in the past. I also believe that the 401/Lauzon interchange should be prioritized as well, it would be nice to have that coincide with the Lauzon/CR42 realignment.

I'm also really happy to see a big push for the national urban park, and would like to see the Ojibway Prairie included as part of the plan. Having a major, extensive urban park would be a huge boon to a city like Windsor, where park space is super limited as it is.

EC Row doesn't even experience rush hour congestion does it? The Banwell Rd Interchange seems like a fine enough idea, but widening the EC Row seems overkill right now. There are simply a lot more roads in the province that need more attention.

Hamilton has been crawling along on starting the EA for widening their municipal expressway network, and theirs actually gets congested at rush hour. Nevermind the dozens of provincial highways that are operating terribly often throughout the day or close to it.

If they were smart they would re-align Highway 3 up to the future Lauzon Road interchange and connect it to the 401 there. It would provide better connections into Windsor and would save regional drivers having to slog through the industrial area close to the 401 that the highway runs through currently.

It definitely gets congestion on occasion, but fortunately it still moves pretty fast most of the time when it fills up. However, the region is estimated to have 35% growth over the next 25 years, with most of that likely being in Tecumseh, Lasalle, and Lakeshore, which all use the E.C. Row. While it may not be needed now, it will later, so starting to plan now isn't a bad idea.

That section of Highway 3 is actually not all that bad traffic-wise, since most of that industrial area uses Walker Road to go north to get into Windsor. I used to drive it out to Leamington daily for a period of time. Most of the issues were on the two-lane section past Essex with truck traffic, which will fortunately be a thing of the past soon.

As a frequent user of the Express way in the city it does get congested and mixed with truck traffic can become quite dangerous. An expansion to 6 lanes has been needed for some time now. I wonder how far we are from seeing shovels in the ground for the Lauzon extension and widening. And the hospital...

I agree that the expressway already needs to be expanded to 6 lanes, it definitely gets congested at rush hour and will only keep getting busier. It also needs expansion eastward with the new exchanges at Banwell, Manning and Patillo, as these areas are very congested and growing.

The Lauzon extension also really needs to be built with the new hospital going where it is, the demand will be there once it opens.

The biggest problem with EC Row is design. Namely, the section between Dominion and Howard with 3 closely spaced interchanges and weave lanes is a mess. Lots of traffic merging in and out of the right lane and everybody else in the left lane going 110-120km/h.

I've read (and I forget where) that the designers knew this and originally intended for that stretch to have a brief express/collector setup which is why the median there is so wide. I guess the city must have cheaped out and dropped the through lanes.

I think just doing that would be the best thing you could do for EC Row and that's what I want to see. That and modern overhead signage.

The other sections aren't as bad. They get a lot of volume during rush hour but they don't get traffic jams unless there's an accident or construction. You could probably make a good argument for 6 lanes between Howard and Lauzon to accommodate future growth.

My dad took engineering at UWindsor in the 1960s... he told me he worked a summer or two for the city when E.C. Row was being designed, and helped out with the drawings.

I'll point a finger at him when we see my parents at Christmas. "Dad... what did you do?!"

Happy New Year all! Looks like there are some proposed changes to the GM Trim Plant development. Farhi is looking to pivot on 3 of the 6 multi-residential buildings and instead consolidate it into two 9-storey buildings, which would increase the number of residences by around 100. Looks like the plans are to go for re-zoning. There was also a change from adding commercial/retail along Lauzon and investing into more housing. There's also some good pics in the article of the current progress.

With the other residential development to build six 6-storey buildings by Europro at Tecumseh Mall, it's looking like that area is going to see some good density, which is also good since the mall is the eastern terminal for Transit Windsor.
