Thanks for the photos.

Window size and placement on the top picture make zero sense. What's the point of the tiny slivers of glass in the corner? On the lower floors the corner windows are slightly larger but there is a pilar in the corner, blocking the view. All around bad design and it even looks ugly, so obviously million-dollar luxury units.

The narrow windows are to reduce solar gain since they're south facing. You're right though the placement of the columns is ridiculous. Also the building would look much better if the entire thing was clad in that dark brick. Not sure why we're so terrified of dark or solid colours in this city.

It's the architects being "designy".
The slivers are a result of a shift/stagger in the grouping of 3 vertical strips of spandrel panels to avoid "sameness".

Price sheet and brochure for Alabaster Homes' project at W 47th and Oak. Didn't get to the open house this weekend because I was out of town.

I am a big fan of Alabaster's projects from afar - the renders for their Yukon project are beautiful - and the prices seem reasonable by Vancouver standards.

With how poorly this project’s last Urban Design Panel review went, I imagine this applicant team was looking for every advantage they could find in preparation for its requested return. So the sight of Terra Breads’ bagged sandwiches in this townhall room probably came as relief, given this city provided catering would ensure none of these volunteers would be hungry. After all, as Hannah’s loving husband, I can vouch how dangerous it is to be around someone that’s feeling hangry.

Though they didn’t just rely on food for thought, as they revealed how this group’s prior comments, and considerable negative public feedback had eliminated an entire building with 26 townhomes. Six strata and two rental homes were also taken out, and the combined loss of 20,000 sqft of living space was enough to convince this panel the height and density suited the neighbourhood. That said, they felt to truly foster a sense of community, more needed to be done.

How did Alabaster receive an approval for this project that includes a 6-storey tower when it's only rezoned for only up to 4-storey? It's not even a rental building.

To provide some clarity with the process, the area plan/policy lays out what can be considered, it's council that approves or rejects the rezoning. Also, a 6 floor mid-rise building is not considered a tower.

Did I miss reading about this here somewhere? The Haunted Mansion at W. King Edward and Cambie is for sale for a scary $26 million:

A Vancouver property with a spooky reputation has returned to the market in search of a new owner.

This comes less than a year after city council on March 9, 2021 approved a rezoning application for a six-storey rental building at the 4118-4138 Cambie Street site.

The asking price for the prime location across King Edward Station of Canada Line is $26 million.

Pennyfarthing Properties Grayson North Ltd. acquired 4118 Cambie Street, which has a reputed haunted house, and the adjoining 4138 Cambie Street site between 2017 and 2018.

The development company paid a total of $16,150,000 for the two properties.

At the asking price of $26 million, Pennyfarthing is looking at a 60.9 percent gross profit.

That’s $9,850,000 for its investment three to four years ago....

The write-up is a bit misleading, as they've had the holding / financing costs of the two sites since 2017, and the design and rezoning costs, so the profit, if they make one, (as the site hasn't sold yet), will be quite a bit less than the 'gross profit'.

In addition to various condo projects, they have two other rental projects on Ash Street. I wonder if they'll sell those off as well.

Definitely a bad article from good ol' Carlito. 90 rental units on that site for $26m isn't outrageous.
