I wonder how sales of going for the suites that will be available next year. 50% occupancy? 75% occupancy. More? Less?

Yikes the angle of that corner looks like an absurdly dumb waste of space and bad planning for a unit that's already tiny.

This is an apartment building, so 0% sold.

Thanks for the pics, Biff!

This sure is a long time coming for everybody, and we're all seeing a brighter light at the end of the tunnel.

The layouts are truly terrible, and the amount of wasted space and headroom loss due to the bulkheads is massive.

I'm pleased with how it looks on the outside. For a mid-range residential building I'd say that it's good. Not spectacular, but good.

I wouldn't be too concerned about traffic noise. In most buildings, usually it's noise from other suites that will drive people crazy.

40th floor private balconies, here we come!

Should be a pretty spectacular outdoor space at the top. There is an outdoor space right?

Will that whole “white fin & balcony” light up? I think it’ll look really awesome at night but how bright will it shine into the suites I wonder

Apparently that white fin has been extremely challenging/taxing from a thermal break perspective.

Awesome pics guys. Thank you for sharing.

How long do you think it will be before we get something as tall or taller?

I know the economics of development sometimes means that buildings have to be tall to be viable, but I'd be totally fine if we didn't see a tall building like that for quite some time. I'd be overjoyed to see residential/hotel buildings in the 15-25 floor range along Graham and of course the lot next to 201 Portage.

Without the pandemic throwing a huge curveball at downtown, I could have seen a new new tallest in the not too distant future. But with the way things have gone over the last two years I would be pretty surprised if we saw a huge new building within the next decade. I think downtown has taken a pretty hard hit that will take a while to recover from.

That's not to say I'm not expecting substantial new construction, just not necessarily anything taller than 300 Main.

Agreed, I think when you look at the difficulties going on at Sutton Place, and the leasing difficulties at newly constructed downtown residential buildings, I'll just be happy to see any proposals over the next little while.

I'd agree although I think it's reasonable to expect a lot more condo/rental construction in the coming years. That's not something the pandemic will necessarily affect since the demand is based on an aging population. The issue now is affordability so I expect more commie blocks and slabs but I can imagine that if the city pushes high density residential, taller towers are inevitable.

But desirability of location will have an impact on built form. If there is a strong demand to live downtown, that will probably translate into taller towers. If the demand is focused on outlying areas, that will result in substantial but maybe shorter, stubbier towers. The various south Pembina Highway projects vs. SkyCity, for instance.
