I highly doubt that a new design will help Larry find the 1m sf tenant commitment that he needs to build this. Huge companies don't want to be downtown.

After this sits vacant for another ten years, I suspect that it will be redesigned as a mixed-use building. The office component of such a tower could fill up over time with 50k-1500k sf leases.

I’m fine with either of the 3 versions we’ve seen, but I knew a lot of people would be upset if the diamond top was eliminated. I’ve been saying that was really the only distinctive feature of that design, nice facade aside.

I think it actually plays better with 2 and 3 WTC with the progression of setbacks, but doesn't relate to 1 WTC as well as the diamond version. It will kind of make 1 WTC seem like the odd one out in the ensemble.

The article states that it is unclear whether this is a recent design, or whether it is from Foster at all. OTOH, it’s hard to see why anyone would do a scale mockup of lower Manhattan and fit this tower in it, unless it were the architect. So there is that.

The design, of course, sucks. If this is the design it will mean four bland, inoffensive, meaningless generic office towers replacing the original twins. The stunning downward diamonds were intended as an homage to ground zero, as was the original off-center spire that David Childs claimed could not be done but seems to have been done quite impressively in Kuala Lumpur.

The left model viewing the tower from the south is somewhat evocative of a view of the old twin towers (specifically the south tower in front offset to the east of the north tower). Every other angle though: it just isn't fitting in to the rest of the complex.

The design of the base is fine and so is the middle section, it's the top that ruins things.

I concur with others saying they liked the BIG design far more than this. A redeeming feature of the BIG design was how the tower appeared to be aligned with One WTC and appeared as a twin when viewing from the west across the Hudson River or viewing from the east from the Brooklyn Bridge (the view from the north still leaving a lot to be desired with its toy-like stacked box/stairway appearance).

Not to mention from the looks of the renders posted by rgarri4 concerning the color and texture of the glass, it's going to look terrible when the glass isn't cleaned properly (so like One WTC, it probably won't look that good when it opens and all the windows have yet to be cleaned thoroughly a few times). Like a dirtier Comcast Center building (a tower that this new design has been compared to in one of the comments in the YIMBY link https://newyorkyimby.com/2021/11/models-...de-center-in-the-financial-district.html), specifically if the type of glass used is the now widely used glass in skyscrapers that appears light blue from the ground and has a very smeared, stained appearance when not cleaned frequently enough.

However if the spike at the top of the tower is concrete and not some form of glass then imo it will ruin the design even more. Last thing the site needs is another tower designed like 125 Greenwich Street with dissonant and bleak concrete cladding at the top.

If this overall shape of the design does go through through, does it seem to anyone else that it is giving cyberpunk-like vibes to the whole WTC complex (specifically the views from the southwest, west and southeast)?

Unfortunately a plan for modern twin freedom towers like that wouldn't be feasible with the current footprint of 200 Greenwich Street being how it is. They would have to tear up the existing ventilation ducts at the surface and then the lower levels and rebuild those lower levels where an entrance to the PATH station and some Oculus shops are already located.

Side note but it looks like they've started playing louder, instrumental music in the Oculus in the morning hours recently (haven't been to the site but in previous videos taken there, usually only modern sounding lyrical music (in the afternoon and evening) or no music at all (in the morning) has been present).
