Well, the area is currently entirely forested...there's not much precedent to doing that sort of thing.
It was also there in the previous iteration of this plan (the one that was rejected because it was 60% residential:

The only thing I can think of is that
maybe it's a swamp of some sort. Wouldn't be that strange, but confirming would likely require me to trudge though South Surrey forest for an hour or so.

Either way, the most interesting part is that this may be precedent for similar rezoning in the much larger Salmon River Uplands, which is in a similar position to South Campbell Heights.
The residential plan was already rejected- and it's probably either mostly industrial or nothing for Langley.
