Underground warehouses may address the supply issues, but would they help on the cost side? They sound very expensive to construct...

Yeah. it only makes sense when there is zero available industrial land to redevelop into warehouse. But then they'll just relocate to Calgary or somewhere.

Costs have already hit like $500+ per square foot for bought space and $15/psf for leased space. Can't imagine tunneling/etc would lower that. Plus many of the industrial areas are on ground that isn't necessarily 100% structurally sound or have water table conflicts (waterfront areas, low elevation areas) so I'm not seeing how this would work.

Sounds similar to the one in Regina (that claims to be the first). https://www.thegtec.com/about/

Not certain about this one but the one in Regina sells small store spaces in the complex to families wanting to relocate from China and setup a Canadian import business. Some view it as a legitimate business enterprise, others as an immigration scam. As far as I can tell it is like shopping alibaba for wholesale products just instead of online you do it in real life in an industrial wholesale oriented mall.

My only real complaint is you could probably half the land taken for parkland. Not sure who's going to use the park, nor really that there's much to protect outside the Little Campbell River...

I think it's more of a buffer to future development than any actual usage of the land for park.

Well, the area is currently entirely forested...there's not much precedent to doing that sort of thing.

It was also there in the previous iteration of this plan (the one that was rejected because it was 60% residential: https://www.peacearchnews.com/news/c...pbell-heights/), but there's no justification then nor now beyond being a generic "critical biodiversity region."



The only thing I can think of is that maybe it's a swamp of some sort. Wouldn't be that strange, but confirming would likely require me to trudge though South Surrey forest for an hour or so.

I might... eventually. Eh. I'll come back here if I find anything.

Either way, the most interesting part is that this may be precedent for similar rezoning in the much larger Salmon River Uplands, which is in a similar position to South Campbell Heights.
The residential plan was already rejected- and it's probably either mostly industrial or nothing for Langley.

I know word on the street has always been Delta but it would't make a bad location for a cruise ship terminal.

That's very strange, and a good catch by you.

Considering the two terminals are on pace to handle a combined 600k vehicles, you would think a reduction to 480k would be a non-starter.

Old BC Liqour distribution facility at Rupert will have a rezoning being taken in soon. Very similar application as the Marine Drive applications for rental, industrial, office.
