Permits have been issued for the construction of a 278-unit mixed-use development at 2157 East Lehigh Avenue in East Kensington. Designed by DesignBlendz, the complex will consist of four buildings ranging from 60 to 75 feet in height. In total, the project will offer parking for 132 cars and 96 bicycles. Building A (01) will rise six stories tall and contain commercial space at the ground floor and 81 residential units, a roof deck, and a small parking garage. In total, the building will house 73,124 square feet of space, with construction costs estimated at $3.5 million. Building C (03) will also rise six stories tall and include a roof deck and a garage, though it will not offer commercial space on the ground floor. The building will span a total of 56,981 square feet of space, contain 60 residences, and cost $3.5 million to build. Matching the other structures, Building D (04) will also reach a height of six stories. There will be no commercial space, though it will include a garage and 65 residential units. In total, the building will hold 71,437 square feet of space, and cost $3.5 million. No permits were filed yet for Building B (02), which will rise seven stories tall, hold 65,550 square feet of interior space, and feature 72 units.

walkable Apt community with businesses on Lehigh?

Surely Projects will be popping up past Lehigh into Kensington now soon it will make it to Frankford.

First off, whats the story behind that viaduct? it looks like its at least 15-20 tracks wide yet it only had 3-4 actually operational. When was it that wide, why was it that wide and why hasn't the city tried anything with it yet? It looks like prime park/development space to me.

2nd 535n broad, that's the mural west tower right? Isnt that supposed to be 300ft or something?

The viaduct in question was the Reading Railroad's access to Port Richmond:


Fairly certain Port Richmond became important in the first place as it served to break the monopoly on South Philly ports that the PRR held through the 1800s. This ended with the formation of the Philadelphia Harbor Belt Railroad, which still exists actually.

The viaduct is today owned by Conrail, with most of the business being Norfolk Southern's. There are fewer tracks than there were because the port isn't as big anymore (though certainly still extant).

The city hasn't done anything yet because for most of post 1960's renewal history, there has been 0 interest in beautifying the area. I'm not sure Conrail would even be willing to sell; much like the Federal Government they've realized the land they have now is all they'll ever have and are rather frugal with it.

No, that is the block immediately south. This is for the lowrise project replacing the Goodyear a block north. The actual address is 545 N Broad.

Good to see my hood getting some stuff going! Lehigh from Frankford - Aramingo needs a lot of work, but this will get the ball rolling.

Isn't that lot on the Port Richmond side of the viaduct also going to be a sizeable building? You can see the lot in the pics for this one

Nice photos McGrath! Love seeing 545 N. Broad going up. Such a handsome building.

Now we just need Blumenfeld to get going on his Mural Arts Tower, the site a Broad and Mount Vernon needs to be developed, the Meineke at Broad and Wallace needs developed, the large parking lot at Broad and North Street, the now closed Jimmy G's Steaks at Broad and Ridge, and the properties across the street need developed between Melon Street and Ridge Ave/Fairmount Ave West of Broad...... and the stretch of North Broad between Spring Garden Street and Fairmount Ave will be ENTIRELY built out. Who the hell would've thought we'd be saying that already??????

Red Lion Plaza in Northeast Philadelphia sells for $56M to New York investor

Red Lion Plaza, a roughly 240,000-square-foot shopping center at Red Lion Road and Roosevelt Boulevard in Northeast Philadelphia, has been sold for $56.45 million.

Finmarc Management Inc. and KPR sold the center. The buyer was affiliated with the Propp family from New York. The center at 9950 Roosevelt Blvd. was 97% occupied at the time of the sale.

The Finmarc-KPR venture bought Red Lion Plaza in 2013 for roughly $32 million. At the time, it was smaller at 229,204 square feet and 95% occupied with such retailers as Best Buy, Staples and Planet Fitness, which remain tenants.

The center, built in 1962, underwent several upgrades during the Finmarc ownership and new tenants were brought in. Burlington and Ross Dress for Less were added in late 2019 and early 2020, and a national grocery believed to be Amazon Fresh has signed on to lease a 43,825-square-foot store once occupied by Raymour & Flanigan. It is expected to open next year.

Two new pad sites were also developed that created nearly 20,000 square feet of additional space now leased to Aspen Dental, Mattress Firm, Panera Bread and Tropical Smoothie Café.

Red Lion Plaza is located in a retail corridor with several other centers including Whitman Square, Northeast Shopping Center, Boulevard Plaza and Court at Grant. The trade area extends nearly 45 square miles and captures a population of close to 600,000.

Earlier this year, Blackstone, a New York investment firm, paid $78 million for Northeast Tower Center, a 301,208-square-foot retail property at 4640 Roosevelt Blvd. in Northeast Philadelphia. It is anchored by a 119,388-square-foot Walmart and counts Staples, Ross Dress for Less and Old Navy among its other tenants. The entire center totals around 500,000 square feet but the transaction did not include a Home Depot, Pep Boys and Raymour & Flanigan, which are all tenants but separately own their respective spaces.

and I wanna say, Where did all of those tracks go!! Holy crap! I knew philly was all over trains, but that is a massive railyard for just 1 port. that's astonishing.

I think they're still there to be honest, just covered by trees.

I believe the lowest most dock in that picture is Graffitti Pier today.

It's a great idea and a little less complicated than 8th and Market with ample empty lots around for parking. If anyone should push for it, it's PREIT because it would transform the Fashion District overnight into the best spot for before game / after game crowds. I'd imagine they could pivot some empty space into sports bars / beer gardens etc. Obviously Septa should push for it as well because it would be a big boost for regional rail and BSL Spur (MFL is always crowded but this wouldn't hurt either).

There's great options out there I just doubt the city's leadership and Sixers willingness to spend their own money. The city needs to realize that there's a real threat of them moving to Camden and having a downtown stadium is a great asset for a city. Think about the area around 8th and Market on a Tuesday at 9 PM...it's pretty desolate and kind of sketchy. Now imagine there's 18,000 people going to a Sixers game or concert...

Couple of photos from my walk yesterday!

First, the flatiron building on York/Frankford/Trenton is on it's way up!



Next, the building posted here not long ago on Frankford and Norris. outside work looks done, and the sidewalk is finally back open. I think it looks great!



Lastly, one that we don't hear about much but has turned out really nice, Frankford and Susquehanna
