I think that's his point. Do away with the zoning and recreate Yonge & Eglinton.
The homes between Davisville and St Clair are too expensive to assemble for less than 15 storey, 100+ unit towers which won't fly. Friendlier zoning also increases the properties value. 15 storey, 100+ units become 30 storey, 200+ units to make it worthwhile. I'm fascinated by the rapidly growing Yonge and Eglinton cluster hemmed in by single family. I want to see it grow knowing every tower they add adds to the pending doom. It's simply not designed for the density or does it offer enough employment to support the residential density.

These are the types of developments that will only lead to NIMBYism and the election of NIMBY politicians. Most development is still taking place on parking lots with these vertical toppers of grander traditional and modernist buildings nothing more than zoning exercises. My little group of like minded souls but, are overwhelmed by urbantoronto have no clue what is currently being pushed through the rezoning process
I can't see the city allowing 49 Yonge to be altered in any way.

It's a designated heritage property just like the Dominion Public Building. A cantilevered 200 metre tower over top of it will impact it even if it doesn't touch it. (that's not to say it cannot be touched or destroyed either)
