That's next to the GEC Education site.
If this GEC Education rendering is accurate as to tower placement, it'll be at the north end of the site.
(just to the left of the GEC Education tower in this drawing, but taller and with a bigger podium)

Is this for building a new tower on the south side of Fraser, south of the King George development block?

Converting 3 lots to 1, for CD, to build a tower: https://apps.surrey.ca/Online-Development-Inquiry/?year=21&seq=0311

Looks like you are correct - a 38 storey rental tower south of Fraser Hwy, across from the King George Hub.

Suspect we'll see this under construction around the same time Whalley Blvd gets extended south to 96th Ave.

Oh damn, that's happening too? I had no idea. Do you have a link to the engineering plans for that?

Yes very likely. The Surrey site says the plan for extension will be within the next 4 to 5 years which would very likely coincide with construction of this. The lots in question being consolidated look to be on the west side of the Whalley Boulevard extension. Looking forward to seeing plans in the next year or so and this will start the bridge between the King George Station cluster of towers and the Innovation Boulevard cluster bringing it closer to being combined density between SkyTrain and the Hospital.

In a statement, UBC said the 135,000-square-foot site at the intersection of King George Boulevard and Fraser Highway had cost $70 million and was close to a SkyTrain station and Surrey Memorial Hospital.

Damn, ya beat me to it!

Yup, this is the Korean church location corner Fraser and KGB. The land+improvements is worth $34,779,600, so that $70mil is a TON for the location. I wonder if it will include any of the adjoining residential properties?

That would be huge for the area and tie into the medical district already forming directly between it and SMH.

With ten floors office that could be around 180ish metres (or even 190ish?)

Would ya'll say the pace of change in "Downtown" Surrey has gone up in the past 5 years compared to before or stayed about the same? I'm asking as someone that's VERY interested in buying something there (just waiting for my pre-approval to be finalized next week). I'm not from Surrey but I'm excited about what's happening. The only thing is when I read articles from 2017 and before, I see a lot of negativity. It seems like after 2017 all of a sudden the whole Downtown Surrey story began gaining respect. What do ya'll think?

I work with someone who recently moved from Vancouver (not Downtown) to Surrey Central and he has been disappointed by rough/sketchy the area still is. There is certainly a lot of development happening, but there is still a way for the area to go.
