Some of them are.

Bok. Globe Dye Works. The Shift Capital stuff on Kensington Avenue where Caphe Roasters is (has many light manufacturing tenants). Frankford Arsenal. Dibs and dabs throughout Port Richmond west of Aramingo.

There's more of what I point to above than you realize. And it's continuing.

We have an abundance of Manufacturing buildings in Philly so if majority of them are reused and turned into Apartments & Lofts that's turning areas depressed areas into new hotspots as well as creating the need for new businesses, improvements and money.

We just have to accept that having manufacturing hubs like we had 50+ years ago just isn't a thing anymore there will be new ones coming back and developing.

However the new thing in our era that we should be wishing for especially in Philly is old warehouses being turned into Residential, Offices, IT companies, Clothing, Go puffs & etc.

This for one is much better working environments & pay for people then steel companies, chemical companies and etc which really shouldn't be in cities with people and density.

So improvements are here.

Another project coming to Frankford Avenue, a completely transformed stretch.
NakedPhilly makes a good point about the silly zoning on some commercial corridors, this project should not need a variance for 5 stories and 10 units. Any new development on this corridor should be 5-8 stories (setbacks as needed).

no question that doing something with the buildings that addresses current needs is good.

no we don't

The issue of old factories is analogous to the situation we have with old churches. Generally speaking, modern manufacturers want spacious factories on one level -- when is the last time you saw a new manufacturing plant in a newly constructed building that is multiple stories? Similarly, the way many modern congregations operate (multi-purpose rooms, modern classroom or daycare space, etc) often aren't well suited to the awe-inspiring churches of the 1800s, let alone whether modern congregations want the expense of maintaining them. We should be thrilled to keep whatever architectural legacy we have in an adaptive re-use where the result isn't remuddling. Let 1,000 lofts bloom!

Just amazing - this entire area is completely on fire. Fishtown, Northern Liberties, "SoNo", Olde Kensington, East Kensington, Olde Richmond, Port Richmond and the Waterfront are all CRUISING

small update re: the 918-980 N Delaware ave project:

there was a surveyor on site a few days ago and i have seen a few very small crews doing minor stuff in weeks prior. typically very little work is going on here, but there have indeed been small changes ongoing for quite a while.

I understand your points but you must also understand that having industrial buildings near homes were not a good thing even when they were first built & as Mark as pointed out the buildings they use for manufacturing today are set up differently of course they could still set it up in the current old buildings but sometimes its more hassle than the worth.

Also to agree with you we do need some manufacturing jobs & light inndustry but not what we had back in the day, half those jobs are more risk then pay that machines can do now we live in a cleaner and smarter time for businesses.

Weren't factories usually built first, then rowhomes for the workers?
