This is pretty old news, but I don't think anyone has ever posted it, so here it is. This is Lindon City's proposed plan for the 700 N corridor that they're calling "Lindon Village." These are just early studies and plans, but you can see that they're thinking about long-term transportation solutions including a BRT line and a future TRAX station.

This is focused on a small town about an hour south of Provo called Ephraim (home of Snow College). I figured this thread would be more relevant than St. George which is much farther away. I just thought I would share this for anyone else interested in seeing some rural Utah development. While this project isn't super exciting, it's pretty cool to see townhomes and apartments in a town of less than 10,000. I hope we hear more about Ephraim in the future!

Fakler Tires on 300 south and about 500 west is looking to be redeveloped into 100+ condos. 1,2, and 3 bedroom condos for sale in the Franklin Neighborhood. I understand it will go to the corner on 500 west as well.

Classic 5 over 1 construction, so nothing too fancy. Either way, it will improve that part of Provo.

SALT Developers of Salt Lake City's Hardware District renown making a move on Lehi - Planning Commission approves luxury apartment complex in North Lehi

The Lehi City Planning Commission welcomed a new alternate member, Emily Britton, during their regular meeting on Thursday, Sept. 9. For almost four hours, the commissioners carefully considered requests that included changes to old neighborhoods and Lehi’s first luxury apartments in a proposed Transit-Oriented Development (TOD).

Salt Development proposed a zone change and concept plan for a Transit-Oriented Development (TOD) on 14.28 acres at 2601 Slipstream Avenue. Their plan is a building with five floors of residential units, a parking garage with seven floors of parking and a rooftop deck with a pool and gym for residents. There are internal commercial pads for a grocery store or bakery.

“What happened to the City’s resolution to pause on considering TODs? Why is this even before us if there is still a resolution,” asked Nielsen.

Lehi City Development Director Kim Struthers explained that City amended the resolution to consider TODs that met certain conditions. “This developer is contributing significant infrastructure that will solve bigger issues in the area, and they met all the conditions to be considered,” said Struthers.

“This is a massive building taking up the whole block with no through-ways. This doesn’t have the connectivity or walkability for pedestrians that a TOD should have,” said Nielsen. “To me, this doesn’t fit the City’s vision for a TOD. It’s an apartment development, not a TOD.”

Ethan Bedingfield from Salt Development said, “We’re very picky about where we build. This site is exciting – we’re trying to create a destination with high-end restaurants and entertainment retail.” He referred the commissioners to another Salt Development, Hardware Apartments in Salt Lake City, as an example of their work.

“We try to design buildings based on the need surrounding it. These apartments are for college graduates who are making good money in the tech industry at Silicon Slopes. Our vision is to create a sanctuary for them after working 60-hour weeks,” added Thomas Vegh, President and CEO of Salt Development.

Commissioner Heather Newall asked about the price difference between the Salt Lake City apartment and the proposed development in Lehi. One bedroom Hardware Apartments rent for more than $2,000 a month.

“The price is a little lower, but we feel like it’s a step up in every other way. We’re not an affordable housing builder,” Veghanswered.

The Planning Commission voted to give a positive recommendation to the City Council on Salt Development’s request for a zone change and the concept for their Compass Point Apartments with Commissioner Nielsen, the only dissenter. Nielsen explained his vote, “This is missing TOD elements, and it’s not supporting the community, only the residents.”...

Lehi's General Planned Build-Out is for 220,000 population. Officials want that changed to 160,000

Lehi held its final public open house to share the new City General Plan on Tuesday, August 31, at the Lehi Senior Center. Mayor Mark Johnson, Councilmen Mike Southwick, Chris Condie and Paul Hancock, and Councilwoman Paige Albrecht were all in attendance to engage with residents. Councilwoman Katie Koivisto did not attend. City Council Candidates Aaron Bullen, Nicole Kunze, Michelle Miles and Lori Le were also in attendance for the open house.

The current General Plan was adopted in 2011 and had a total population build-out of approximately 220,000 residents. In the General Plan update, the Mayor and City Council expressed concern with a population of that size and asked the Planning Department to scale it back.

“We got to a certain point, and the Mayor and City Council wanted to pause and take a closer look at our build-out numbers. We had a build-out population estimate of 220,000 people. We don’t want to be that big of a city. Now we’ve got a plan for up to 160,000. We were very strategic with where we kept density,” said Lehi Community Development Director Kim Struthers.

The City has emphasized moving future density to five transit-oriented development (TOD) areas in the updated plan. The first one is located in the most northwest area of Traverse Mountain, followed by Thanksgiving Point near the FrontRunner station, the former Lehi Block area, west State Street, and the area around the new Lehi Tech apartments (west of Walmart).

“TOD’s are a chicken and egg kind of thing. We have to have the people–the density, before UTA will bring in the transit. If we plan for it and we have the areas ready, we’ll be much better off,” continued Struthers.

The plan has been in process for over two years and will go to the City Council for adoption on October 12.

Transit Oriented Development in Traverse Mountain clears first hurdle

The Lehi City Planning Commission got their first look at a proposed Transit Oriented Development (TOD) on undeveloped land at 3000 West Traverse Mountain Boulevard at their Aug. 26 meeting. GWC Capital’s Vistas at the Point preliminary subdivision includes 404 units.

The Development Review Committee (DRC) noted that utilities on the property were a critical issue. The developer cannot bring a final plat proposal to the City Council until the well and transmission line are in place.



Jared Morgan representing GWC Capital explained some of the amenities for the development. “We’re most excited about the trail system. We’ll have an amphitheater that is more like a community center for events like a farmer’s market and concerts and an ice rink in the winter. That would be managed by the HOA, not the City,” said Morgan. The amphitheater in question is approximately a quarter of an acre.

“This is west facing and brutally hot. I know you said you don’t want irrigation up there, but even native grass needs irrigation to get established the first few years. I wouldn’t plan on not irrigating at all if you want anyone to use the park,” commented Commission Chair Abram Nielsen.

A woman named Heather represented hang gliders who frequent the Flight Park State Recreation Area just above Vistas at the Point during the public hearing on the agenda item. “We’re very interested in the wind impact and the landing area. Putting a high rise right in front of our landing zone is very dangerous and problematic for us,” she explained. “This is a world-renowned site. We want a proper wind impact study done.”

The commissioners continued to discuss the proposal and Morgan came back to the podium several times to answer questions. “This is in the very conceptual level right now,” he reminded them.

“My concern is saying yes, getting a negative report from the wind study and having foundations poured already,” said Commissioner Greg Jackson. The Planning Commission cannot require a developer to do a wind study, they can only recommend it.

The motion to give a positive recommendation to the City Council for GWC Capital’s proposed preliminary subdivision passed unanimously.

Hey Jerm, I've been trying to find more recent info on the Provo/Orem area of the metro this week. There's a lot going on but we don't seem to have many active members anymore in that southern sector of the Wasatch Front. I think a lot of the more active posters in the past were B.Y.U. students who have graduated or moved on from the area. Anyway, I have noticed that Facebook, under 'Provo City Developments' has some more recent postings of some of the major developments such as the airport, city hall and the new Freedom Commons. Right now, I'm looking for more info on the major Millrace Station Development. If you're looking for something in detail go over to the Comp.
