Yeah this Latimer Heights thing his kinda crazy. Transit oriented development scale except uhh no transit. If Langley doesn't get a Rapid bus going up and down 200th then this thing is going to contribute to the insanely bad automobile traffic Langley has.

Building on this site by the highway, well it's just lazy exploitation of some of the last remaining non-ALR greenfield around.

I expect that Langley will go gonzo for towers on Willowbrook like some sort of Brentwood 2.0. That would be the much, much more appealing place to build.

Uhm a B-Line (now RapidBus) has been planned from Maple Ridge to Carvolth and then Langley Centre for years now.

The Willowbrook plan is to add another 50 shops / services and turn it from a strictly indoor mall to a combo of indoor and outdoor mall, which they've already started work on.

the site is fairly walkable to Carvolth and there is a bus to Lougheed Town Centre, I see it often and the bus looks well used. The whole stretch along 200th however is kinda ugly but its developing like crazy right now, there is another large townhouse development going up across from the Events Centre on the west side of 200th.

200 Street needs to be six-laned like right now. It's always heavy traffic and both ends support it.

That'll just make things worse.

But yeah 200th should have had RapidBus years ago and presumably (🞵🞵🞵🞵🞵🞵🞵 I hope so?) is on Translinks radar. If not well Langley Township will be even more of a 🞵🞵🞵🞵 show than it is now (it's a total 🞵🞵🞵🞵 show).

With RapidBus (or better?) in place I can see this area being a bit of a Events Centre District of interest for Langley in addition to transit oriented centres around Langley City and Willowbrook.

The latter two really should be where most growth should be being centred at though at this time.

It will always be a 🞵🞵🞵🞵 show quite frankly. Langley has 2 North-South routes through it effectively. 200th and 208/204 (curves near the bypass to/from Langley City).

It's pretty insane for the amount of growth. RapidBus alone won't help with so few through north-south car lanes. Let's not kid ourselves, cars will be king in Langley for the next 5 decades at least given its current state of development.

Surrey has plans for 192nd (196th is the boundary between Surrey and Langley). One problem is that instead of a grid every four blocks, they have a very basic one every eight blocks - and that's true for east - west routes too.

Came across this randomly. It's the first first major project I've seen proposed for Fleetwood. The concept probably came about alongside the new area plan.

I know I've seen a few proposals along Fraser Hwy on here, along with an article about how a bunch of the underused and empty lots have been bought up by developers. We'll probably start seeing a lot of development renders with a completion date around 2025 pretty soon - there's not enough demand to have them open that much before the Skytrain extension is ready to open.

Something about all these looks off. I think it's the lack of commercial buildings and foot traffic, the wide roads etc... But as long as they're replacing single family homes it's all good I guess. I always get such Edmonton vibes from pictures like this. Prairie vibes generally.

I agree, it definitely looks "off". The setbacks between the sidewalks/multi-use paths are pretty massive and I'd be surprised if it wasn't a future road right-of-way. I could easily look this up but don't really feel like it right now but that's what makes sense to me. The gap between the road and sidewalk or MUP is definitely big enough to accommodate a future vehicle lane plus more of a setback as well. The trees in many of these photos are also all really immature so they just don't have presence the way a more mature tree would.

I'd say most is due to right-of-way for widening. Most roads in South Surrey are single lane each way with parking and with the amount of construction, they'll need to start expanding some to double-lane for traffic flow.

And what Colin said about trees. Give it 10 years and the trees will be a lot higher and the roads will look more filled in.

Interesting! With Ledgeview, Briza, and the recently completed Camellia, the section of 132nd between 104th and KGB seems to be undergoing a gradual transformation. This project would certainly cement that trend.
