Maybe it’s the same proposal as the homes are already permitted under existing zoning.

ARC Canada, the 'second fiddle' SMR company, is adding industrial steam generation to its platform and sees potential industrial development, likely at 'a major New Brunswick port', which could really only be Saint John or Belledune. They also mention the potential of ammonia production for international sale.

I'm not sure if the port lands on the west side are large enough for this kind of thing. Maybe near Canaport or something? IIRC there's a rail RoW through the McAllister Industrial Park.

Yes, there is, you can see it on google maps satellite. It goes all the way down to Applus + which is at the bottom of the big loop in the industrial park. That being said Bayside Drive separates the track and a huge portion of the track is overgrown with trees and I can't imagine the rails themselves are in any good condition. I assume NBSR owns the line? Anyways, upgrades will be a must if that were to be the plan.

Yeah it's super overgrown but the track RoW is far more important than the current condition. It's only a little over a mile from Bayside to Applus, and about 4 miles through nothing at all to Canaport.

Did anything ever come of the ~$6.5M purchase of all the land north and mostly east of Canaport?

Public hearings are scheduled for mid-rise residential at 461 Millidge Ave (by Tipsy Tomato) and 1429 Loch Lomand Rd (between Bon Accord and Old Lake Trail).

My scoresheet shows that there are currently 2,213 apartments under construction or announced (full build outs of projects) as of now. Fundy Quay will most likely push that over 2,500. Saint John has gone from dormant to booming it seems. If you add Grand Bay-Westfield and KV probably another 170 approx

I heard a rumor that the parking lots behind Loch Lomond Mall are getting developed. Makes sense, considering they're empty, the views of the city are great, and there's great access to the highway and transit routes.

I drive by it every day and thought what a great place to put up housing !

Yes this is proposal coming before PAC. SJ is expected / needs to absorb 25,000 people over next 10 years to keep our workforce from shrinking, and I think developers are modifying their plans to reflect that.

Definitely exciting times with all the developments being built and more in the pipeline. Obviously developers have figured out how to turn a profit with the low-to-mid rise apartment typology. One thing I'd like to see a bit more of are developments with ground-oriented units, things like townhouses, stacked towns, duplex/triplex/fourplexes etc. and live-work units, laid out to promote a granular, walkable street network. That elusive "missing middle" of housing typologies that I feel would be good for families with children. Hopefully that is the next evolution in development around here, and ideally it happens before all the available land near frequent transit gets tied up in other things.

One site I'm anxious to hear about is the former Baxter dairy plant in the North End. That property could be redeveloped into an substantial amount of housing and would be a perfect match for the sort of "missing middle" units I mentioned above.

Yes the renderings on city web site show underground parking in all 3 buildings. If I remember correctly, I think their target are folks that want to live nearby amenities / shopping with transportation links. I can see it being appealing to seniors.
