Is the red pigmented concrete realistically expected to stay bright red or will it look like burrito slash chili vomit in five years?

The plan was to mix the pigment into the concrete rather than simply paint the lanes in order to keep the color as it is long term. Time will tell if it works.

I'm more worried about "only in San Francisco" problems. A friend told me he already saw a tent set up on one of the boarding islands.

CRANE ALERT - 10/16/2021 I notice today from my apartment in the Fox Plaza a crane in construction south of Market. It appears it may be at 5th and Howard streets. There is an open space on the corner there. Anyone know what this one is? I may go take a look soon, though there may not be a sign yet as to what is being built. It is not a very tall crane. (notice the guys on the top assembling the crane)

if you are right that it is 5th and Howard, then could be for 921 Howard

we have some precedent on the T line, where the pavement alternates red and gray, I assume using the same coloring technique. the issue that I most notice is a brown patina develops over time which I think comes from the vehicles themselves, since it is concentrated down the middle of the tracks.

the color is still clearly visible on google maps (below), something like 15 years after being poured

Three demolition permits have been filed to make way for the construction of Kelsey Civic Center, a new eight-story affordable housing project at 234-240 Van Ness Avenue. The proposal will add 112 new residences and ground-level retail across from City Hall in San Francisco’s Civic Center neighborhood. Mercy Housing is the project developer.

Demolition permits were filed for 155 Grove Street, 234 Van Ness, and 240 Van Ness Avenue. The applications follow the filing of new building permits back in January of this year. The demolishing will clear a 13,820 square foot L-shaped lot from which the building can start to rise.

According to the most recently filed planning application in April, the 84-foot tall structure will yield 87,600 square feet. Of the 112 units, 80 will be studios averaging 302 square feet, and 32 will be two-bedroom units averaging 737 square feet. 25% of the units will be dedicated to housing residents with mental or developmental disabilities. In a decision that will allow for more housing and promote public transit, there will be parking for 62 bicycles and no vehicles.

At ground level, a 3,507 square foot garden will provide an inner-lot courtyard exposed to the elements with an eight-story air well that serves as a defining character for the residential experience. Other on-site amenities will include a community cultural space, a commons room, and offices. A residential deck will be added to the rooftop.

WRNS Studio is leading with Santos Prescott Associates and Mikiten Architecture on the building design. RHAA Landscape Architects is responsible for landscape architecture. The structure will use mass timber framing.

The facade will be clad with a textured fiber-cement rain screen. For a bit of aesthetic flair, window frames will be complemented with a vertical copper-anodized aluminum fin. An angled bay window pattern will be employed, a mark of the city’s architectural vernacular and benefit the household experience. New renderings show a slight but notable design adjustment, including a darker ground-level shader and rooftop cornice . . . .

Groundbreaking is expected by 2022, and construction is expected to cost $40 million for completion.

I'm happy to get the reminder about that project; I'd lost track of that one.

I have mixed feelings about it: a bit sorry to lose a couple of little brick buildings that had some character, and the community garden between them that, when I stumbled on it maybe 10 years ago or so, was a pleasant surprise to me in that spot.

OTOH, it's great to be housing ~150 people who are in need of it, and at least the interior space seems like it will be replicate some of the feel of the old garden for the residents. I don't love the overall look of the project from the renderings, but it's OK.

maybe Jerry has some perspective/thoughts on this one, having been a neighbor for so long?

Pedestrian, timbad - I walked by there today! The brick building between the garden & the health department had to go as it was an earthquake hazard. It was used as a space for art exhibitions for many years but closed due to it being an earthquake hazard. It did have some charm.

I am glad that the new 8 story building will not block the view of the concert venue on the top floor of the SF Conservatory of Music School. I am looking forward to concerts there early next year.

The location deserves much better architecture. Sad that the city of San Francisco has allowed this to happen.

That ugly brick building on the corner of Van Ness & Grove needs to go.

I'm over expecting great architecture in Bay Area affordable projects. I wish it were otherwise but it almost never seems to be--they simply have to save money. The copper "fins" may make it more interesting than the renderings suggest--presumably they will develop a patina somewhat like the roofs of Davies Hall, the Opera House, Veterans's Building and State Building across the street.

Also, I hope I get to see it under construction in the phase where the mass timber framing is going up. And 8-story timber building will be interesting to see built.

from my walk today, before the big rain ...

the one on Ninth and Howard is finally losing its shroud



revealing a hole like Trinity should have had more of



on Van Ness, I noticed the sidewalks have made a good deal of progress - I didn't see any of the temporarily-asphalted-over bits on the few blocks that I walked along. we're getting there!









the former tire/car repair place on ?Turk is also losing its shroud. so far doesn't look as good as I had thought it would from the renderings, but we'll see



the sister projects next to/near the YMCA *are* still shrouded





Serif is looking good (though I agree with the observation someone made a while back that some of the depth of the texture seems to have been value-engineered away, and that is too bad)





for many years Market St seemed to go from lively-bustling to derelict-depressing pretty quickly starting at about Fifth St. the Serif block gets you almost to Sixth, and, although fairly quiet when I went by, did not appear to have much of that old aspect



the 'back' side is still fenced off



but here is a sneak preview of the sidewalk there



and, throwing in one of Second St looking south toward Oracle Park. I just like the makeover of the street
