How is that 1200 Hamilton project able to be built? That property looks like it was used as an access road for the driveways of the building immediately south.

I agree that that neighborhood is popping off. Only a matter of time before Blumenfeld is able to build the Mural Tower.

I did a little search on the 1300 Callowhill Street and found this.
I don't know if it was posted before

"We’ve seen countless developments along the North Broad Corridor and within the Callowhill loft district during the most recent development boom in Philadelphia. So many that we haven’t had a chance to write about each and every one of them. Needless to say, North Broad is rising. Callowhill’s development is fueled by the new Rail Park community space, the neighborhood’s proximity to the core of Center City, its transit accessibility, and its amazing industrial building stock.

Today, we bring you the gigantic surface parking lot at 1306-1334 Callowhill St., which is owned by the notorious Philadelphia parking moguls at Parkway. This 34,233 SF CMX-4 lot sits just a half block from Broad St. and the Callowhill subway station. Although this parking lot is overwhelmingly large in its current state, it used to be much bigger. Up until about 2015, this sea of asphalt stretched all the way to Broad St. and even across Broad St. another half block. Parkway partnered with a Texas-based development company to build the Hanover North mixed-use project on the full lot west of Broad and roughly half of the lot on the east side of Broad. The other half of the lot east of Broad is the site we are looking at today."

Right? Hahaha. Have you been to this neighborhood? Callowhill is rough at best.

It has SO much potential, and this building is a HUGE upgrade, but we cannot realistically expect every block to have ground floor retail. Not in a post-COVID world. Not even every block in Manhattan has ground floor retail/commercial.

Insoluble, thanks for posting! So many great things happening in Callowhill and Spring Arts. The neighborhood has so much potential. Hopefully this is the beginning of the explosion.

Philly officials unveil designs for FDR park welcome center, event space and playground

Welcome center:

Philadelphia officials unveiled designs Wednesday for a new welcome center at FDR Park, complete with an open-air courtyard, offices, event space, and an adjoining “world class” playground — all part of $250 million in upgrades planned for the heavily used South Philadelphia park.

The event space would be open for public and private functions, such as weddings, birthdays, and baby showers.

The designs were initiated under a master plan developed by Philadelphia Parks & Recreation, the nonprofit Fairmount Park Conservancy, and Friends of FDR Park. The welcome center and playground are part of the first phase of a new master plan and will cost about $14.5 million, with the city contributing $11 million, the state $3.25 million and the conservancy $275,000.

Schapker said the welcome center comprises three separate spaces that include:

-Transforming an existing 5,500-square-foot guardhouse at Broad Street and Pattison Ave into a staffed visitor information area, and a coworking space for 30 park staff and community partners. Visitors will be able to sign up for events, and check out equipment, such as tennis rackets for use on the park’s courts, and binoculars for birding, for example.

-An adjoining open-air courtyard to serve as a community gathering space.

-Using the existing horse stable area to create a 6,700-square-foot event space and 4,000-square-foot café, both overlooking Pattison Lagoon.

The play area, to be located next to the welcome center, is being designed by WRT and Meghan Talorowski, of Studio Ludo, as the “play expert.” The area is designed to encourage “nature play for all ages and abilities” and will incorporate elements suggested by the community through workshops held over the summer.

It will include: a “mega-swing set” with 30 swings overlooking the Pattison Lagoon; nature-based play equipment including spinners, log and boulder scrambles, and tree houses; rolling hills with slides; barrier-free adventure paths; a picnic area with pavilions; shaded seat walls; and, pollinator-friendly landscaping.

Very interesting and exciting news about FDR park. I'm particularly interested in the event space that they mention. I assume that this will be like a supped up version of that structure in Franklin Square Park. Pretty much every weekend that I've gone by FSP over the last few months it seems like there were valets out front for wedding parking, or whatever the event is. I assume the profits for those events goes into a fund for FSP upkeep?

Not for nothing but a couple weekends ago, I believe it was, I saw the West side of City Hall blocked off for a wedding. I've seen tons of wedding pic photo shoots taken at Dilworth over the years but I think that's the first time I ever saw an actual private wedding with chairs, an aisle, music, the whole bit.

Cescaphe operates the venue at Franklin Square Park (http://www.historicphiladelphia.org/franklin-square/parties-and-facility-rentals/), and the park itself is operated by Historic Philadelphia (http://www.historicphiladelphia.org/). I'm guessing that money from events/etc. flows back to Historic Philadelphia.

The townhomes that were under construction but never completed next to the park? Huh… smells like foul play to me.

Wow. What a terribly unfortunate turn of events. Those poor investors.

Just went down to look. Fortunately (unfortunately?) the fire really only got the two riverside units. This project is a mess and a real eye sore. Does anyone know the status? Is it in litigation? Would anyone buy it and finish them?

Someone on here mentioned months ago that the foundations sunk/settled and the project was stopped and a total loss.

Really unfortunate if true. Hopefully the city will condemn them and tear them down soon so that the development cycle can start anew.

Also on a side note, if that is true there is little insurance value to be claimed beyond materials salvage so I would think that would rule out owner-arson. My guess is either 1) arson/vandalism from an unrelated person, or 2) someone squatting in the structure and a fire started accidentally.

40-Unit Building Planned on Triangular West Philly Parcel

http://www.rising.realestate/40-unit-building-planned-on-triangular-west-philly-parcel/

Not sure if this was shared, but I remember riding my bike by this site 15 years ago (while attending Drexel) wishing something better would be built here. Now might be the time! I just hope for nice brick.
