I can't imagine the U of M would take up more room than it currently has for the core "teaching" campus. The last several builds were all located within this core. e.g. the active living centre, stanley pauley (engineering), ARTLab. Basically anything that is considered more academic will stay east of University Crescent, south of Sifton, and north of Freedman.
The sprawl is from the industries that have a strong research component where proximity to the experts in the field are needed. All that stuff west of University Crescent.
I can imagine the U of M was being generous in allowing these companies set up in a sprawling manner to help attract them and for the U of M to do something with the land. There is still plenty of space in that area that they could continue building like a suburban industrial park for the foreseeable future. The issue is when they max out the space and want to continue bringing in companies. Do they force the existing ones to give up their parking lots and green space?
Their planned community north of campus will be a lot more dense.
