If that rendering video is accurate - there's still a few good sized lots around that location. Always hard to tell from street level.

Tempe Depot's location is the site of the former Macayo's and that giant parking lot.

what apartment project is that shown near Tempe Town Lake on the drive by for The Depot video?? It looks like the site of that low rise 2-4 story garden apartment complex that's there now just west of Farmer. Did they leak a potential redevelopment? That would be cool if that's the case!

Regatta Point on the NWC of 1st and Farmer is condos, that'll never get redeveloped.

I drove past the Pier today on the 202 and man that is starting to move! They are about 5 or 6 floors of residential above the parking structure on the east tower and the west is not far behind.

It's strange that the restaurant building is the only major progress happening at Cul-de-sac. It's going to open before the parking lot is completed lol.

Yeah, it does look pretty clear now that they are going to build both towers instead of phasing it, which is nice.

Okay, for the longest time I was thinking they were building both towers because it was looking like the podium was way too tall and big for there not to be a second tower being built but I was afraid to ask lol. Are they just going to be doing 1 crane for the entire project or do we think there may be a second soon?

Also not sure if anyone uses tiktok but cul de sac frequently updates progress/strategy on there.

I have wondered why the Tempe Town lake did not have a component with waterfront restaurants and hotels as in Inner harbor in Baltimore. May be the Coyote's proposal would lead to some thing like that.

If this happens, it just underscores my belief that Tempe would have been better off with an east-west streetcar running along the entire length of Rio Salado Parkway rather than the C-shaped route that is about to open.

Good point. If I recall correctly, the current street car route was basically chosen to game the federal grant requirements to make it more likely to score higher than the initial proposed route that went south on Mill to Southern. I'm not sure where they are in the process, but I know Tempe and Mesa set aside money within the past few years to study extending the street car along Rio Salado to Sloan Park in Mesa. If this goes through, hopefully they expand the study to include going the other direction too. I can already imagine the snazzy, over-workshopped name they'll come up with for the 'Stadium to Stadium' line or whatever. Mesa already has the 'Stadium Connector' MUP that goes from Hohokam to Sloan. Maybe they could call this the Stadium Connector Connector.

Anyway, biggest problem I see with that is that Tempe's conception of Rio Salado has been as a car-mover, in a way that may be incompatible with an in-traffic street car. But I guess if they continued the street car grade separated as they current line runs down Rio Salado, at least until it gets to Rural, it could probably work.

Before this Tempe arena news, the streetcar was thought of to go west on Rio and scored the worst compared to other potential routes.
