It would not surprise me if under the Federal Reserve lot are vaults filled with $$$$$.

I would say they would not want anything built on it for that reason.

the exterior fencing at Trinity is down...



and the sidewalk was looking pretty pristine for now





peeking inside



can't say I agree with all the aesthetic choices...



but there is an art piece along 8th that isn't too bad



jumping around... not sure we ever saw this little one on Octavia in Hayes Valley completely finished. turned out well



thought KQED might be done by now



the affordable one going up next to the Beauty on Bryant (near 19th St)





around the corner, I'd forgotten how much of the original building would be removed for this project

seen in the background of the other affordable one closer to 17th



the passageway between it and the little park is done, so I suppose it is finished



looking north down Shotwell, with Nema in the distance. 2-3 years ago this street was wall-to-wall tents, and I once dodged a guy fleeing on a bike because he had just stolen someone's backpack from here



the Hub as seen from approx 15th and S Van Ness. 'downtown' is now palpable from the Mission

timbad - thanks for the updates. The "art" at Trinity IV is boring to hideous to my eye. It is apparent to me that it was the taste of San Giacomo. Those female figures in plastic barrels look cheap. A grand entrance ruined. And yes, I know people who DO like some of the stuff. In the eye of the beholder.

I second this. The massive chrome Venus statue in the adjacent plaza is super appealing but, unfortunately, surrounded by cheap astroturf and loosely strewn landscaping features.

Overall I'm not super excited by the entire project, but it's made a massive contribution to Market street (and Mission and 8th) and hopefully even more once all of the commercial spaces are occupied.

Very exciting news! Foster+Partners will apparently be responsible for the design of the residential tower, which should mean some quality architecture. Hope this gets built

Hopefully they build it up to its maximum potential, both height and quality wise. Opportunities to build 800+ ft landmark, skyline altering/defining towers come few and far between in SF.

Agreed. It would make up for the 400 foot Transbay tower that was built in a 700 foot zone. Sorry, I don't remember what they actually call that one, but it's across Mission from Millennium.

Ehh... not bad. Looks alright I guess. Gives me some 5M vibes though (but a taller, slimmer version)... and that didn't turn out great.

Agree that the park is nice though, good for all the new residents in the area, filling the void in between YB and the Bow and Arrow Park. It's something that SF typically excels at.

Kinda boring and played out if I'm being honest. There's no single stroke statement to be found in that design.

I agree. I think it's much better than the average of new SF projects (do you hear me 5M?). In some ways reminds me of one of the losing designs for what is now the Salesforce Tower.

Nice to see Bayview/3rd St getting something new even if the design is pretty blah (being "affordable', I guess they are watching costs)

New renderings and update plans have been filed for the seven-story residential infill at 5250 Third Street in Bayview, San Francisco. The project will create a hundred rental units with affordable units for local teachers, nurses, and other middle-income professions. The Toboni Group is responsible for the development.

The 65-foot tall structure will yield 70,680 square feet with 66,130 square feet for residential use and 7,580 square feet of useable open space. On the rooftop, 3,300 square feet will be conditioned for solar panel installation. Parking will be included for 105 bicycles. The apartments will range in size for a variety of household sizes. There will be 17 studios, 37 one-bedroom units, 21 two-bedroom units, and 25 three-bedroom units. According to the recently submitted project profile, 70 of the units will be rented as affordable housing, and 30 units at market rate.

The proposal benefits from the Home SF program through tier 3. The program allows Toboni Group to increase density, build above the neighborhood height limit, and add middle-income housing to the city.

Leavitt Architecture is responsible for the design. New renderings show fewer windows along the structure’s northern exposure to provide more privacy with an adjacent proposed four-story and six-story building, the Third and Thornton mixed-use development by US Trading Company with design by Mavrik Studio.

The property sold in July of 2020 for $3 million, while the construction job is expected to cost $17.4 million.
