i miss this, personally. i think the quality of murals has gone down in recent history.

I live a few blocks away and I love seeing it! It really adds a nice pop to the beach area. Fantastic!

Yeah, it is perfectly fitting for the beach / warmer vibe of English Bay.

And you don't know if the owner is regretting installing it in the first place after getting the bill for the "touch-up". Just saying and my point. Never said wall murals would always be ugly, just saying they would add significantly to maintenance cost compared to some other measures.

I have to say this Tony Cavelti piece of art on this wall is superb, and one of the best in the city. For the longest time I thought it was brick-work pattern.

A work in progress. I wonder if they'll get the final side (last pic, with the construction elevator) done before the winter rains set in.

1250 Granville St (DP-2019-01014) - UDP

Quote:
Passive Innovations Help Stripped Down Rental Homes Survive City Council’s Worst Fears

1250 Granville St (DP-2019-01014)
Decisions have consequences, and city council’s referral of an amendment to allow more rental homes between Davie, and Helmcken on Granville Street back to their staff had a large impact here. Hannah and I recognize the compromise in that request for further public consultation, as Councillors De Genova, Fry, Hardwick, Bligh, and Kirby-Yung were almost able to block it outright. Their desire to protect this block’s entertainment character is understandable, yet overlooks that renters have helped shape it for decades.

Which means their decision won’t prevent people from living here, as the location of this Enterprise Rent-A-Car, and its surface parking lot already permits that use. Instead, they’ve only sapped this applicant’s confidence, who’s moved forward this concept with ~30% less residential floor area than it could have had. It also necessitated this Urban Design Panel review as city staff had to get permission to relax a “development containment angle” to facilitate this mass timber, modular constructed, passive house structure.

Who would want to live on that stretch of Granville (who didn't have to)?

You assume no one would be stupid to buy strata there which is why it's rental.

I noticed the units were being stripped out. I'm guessing that Avison Young link could do with an update - "Available first quarter 2022" is beyond a stretch. And of course, there no guarantee that the site won't just sit, cleared, like the 600 Robson (at Seymour) site the same developer cleared a year ago.

That store frontage is boring as fuck for Granville.

No lighting, no signage.

Also the residential units seem to start way too low on that tower.

Office or hotel would be far better options above the commercial for this project.

Wait, are you telling me the clip-art toddlers in the renderings are at best aspirational? Wouldn't be the first time that architects have tried to sell hell as heaven.

Why are we putting housing along Granville at all?

This street should be closed to traffic and filled with pubs, bars, entertainment and eateries.

This is horrible planning.

Because filling it with bars and pubs has worked out so well for Vancouver. Let the bridge and tunnel crowd party and puke in their own 'hood.

Because having the cops split their attention between twenty different party spaces around the city instead of one central one is really going to help with law and order.

The pubs, eateries and entertainment are still allowed, the City's just stacking housing on top of them. I highly doubt the new residents will be able to force the strip to quiet down - they were there first!

So long as Granville's still a transit street, by all means, close the whole thing. Moving the buses to Howe and Seymour is annoying for everybody, and here's the math to prove it.

I think the Westbank crane in the Gastown Blood Alley project is being brought down.

They have a giant blob of a building on the entire site (2020 project brief) for all your heritage fans

The Downtown Official Development Plan limits height on the Sinclair Centre site to 137.2m. This height is indicated by a blue plane on the adjacent diagrams. The protected view cones impose additional restrictions on building height. The most restrictive view cone (3.2.3 View from Queen Elizabeth Park), for the Sinclair Centre site is indicated by a yellow plane. Various massing options were explored to find the right balance between the four project pillars. With a site footprint of an entire city block it is important that the massing is not oppressive to the heritage buildings below. Limiting the size of the floor plate and setting the massing back from the site edges to respect the heritage buildings results in a more vertical massing.
