but basically, the reason why they can get away with prices at 4000, 5000, 6000+ psf is that they're giving an option to the buyers in china to easily avoid the 50k capital outflow easily. I'm sure the buyers to an extent do mind what sort of product they're receiving which on paper looks appealing from the renders, but it's basically an easy option for them to get millions out by sending their trust accounts to in HK and China rather than their designated ones in Canada.

Westbank probably doesn't mind keeping capital overseas as well as they probably want to do more overseas projects as well and most financial institutions will still extend a dollar for dollar line of credit overseas (looking at you hsbc)

also, correction - each of the PH's are in contract for over 17m, not 15m earlier

looking at the price list i got designated for overseas buyers:

Everything you say rings true, and it is shocking, yes.
Worst of all is that the BC government is allowing it and encourageing it, right under people's noses, throwing local purchasors to the wolves.

And ain't it grand that the Transit Oriented Development planners pee themselves over will mostly be sold to people who have no use for the transit connections to places of employment.

there is a lot going on. they have what like 7/8 cranes up now i think. its a pretty crazy looking construction site.

maybe this thread should be changed to U/C.

Why am I seeing columns coming out of the dirt so high? Plus that one is a few stories up and still looks like dirt underneath. No foundation layer of concrete? Does this place have a crawlspace?

It's strange they haven't demolished the bones of the galleria yet. Maybe they're keeping the corridor as a reference or something...

Update on Oakridge:

Nice update and honest talk! Downtown is deteriorating so fast that people cannot believe it. Multi-million condos with drug dens next door.

Maybe ten years ago, but try that now. A lot of mall operators have been hammered with human right claims because of trying to refuse access.

this really surprised me. i haven't been downtown much at all. but it is everywhere now. it really has gone downhill quite a bit. i know of 2 businesses personally that have moved out of downtown due to the issues with the vagrants everywhere.

personally, when it comes to malls, maybe i am weird but i would rather walk around a mall picking up stuff indoors, then be stuck walking down a street in the rain and wind. google maps helps find nearby stores, though malls with U/G parking are very convenient.
