Pretty underwhelming compared to the T3s they are doing in other cities. I guess we can thank the Saltillo TOD regulations for that. I think this is the first to include residential, though.

Correct. Base height between the alley south of 4th and 4th St is 40'. When we planned our TODs we forgot what the T stands for... Our regulating plans need to be updated.

Local Developer Proposing Multi-Story Boutique Hotel in Central East Austin

A local developer received a fee-in-lieu for a proposed multi-story boutique hotel, at last week’s City Council meeting.

The 0.1469-acre property has already been razed and is located at 1603 East 7th Street in central east Austin.

Jason Martin owns the property through Two Austin Originals LLC and is proposing a 20,944-square-foot commercial building for the 7th Street Hotel (project name).

Martin bought the property in July of 2020 and by September 2020 his project team submitted site plans and elevations for a three-story, 12,400 square-foot building with a roof deck, and landscaping reaching up to the curb at 7th Street.

Austin to preserve black history with mixed-use development project

Reaffirming Austin’s designation of the African American Cultural Heritage District, the Austin City Council on August 2 directed staff to draft a plan to solicit proposals for the development of the 1100 block of East 11th Street.

Austin’s city manager will work with the city’s Urban Renewal Agency on a solicitation for detailed plans and cost estimates for a multi-story mixed-use development.

The Kenny Dorham Museum, 1100 East 11th Street, will anchor the project. The facility will house a mini-archival collection dedicated to the life and music of Kenny Dorham and serve as home to an active research project/educational site for the study and collection of materials documenting black music history of Austin and the cultural history of Central East Austin and the district.

Other uses that may be incorporated into the development are:

Outdoor performance space/amphitheater and green space.
Indoor performance space, with a cafe and/or pub.
Audio/video recording studio.
Rehearsal space.
Classroom, meeting room, and conference space.
Small studio rooms for practice, lessons, and art-making.
Shared work/office space for nonprofit arts organizations
Art gallery.
Street-level retail.
Residential units, with significant emphasis on affordable housing and units reserved for working creatives.

Looks like a building without parking. If correct, and this becomes more common, this bodes well for the city.

To expand, that's a 5 story building which looks like it would fit on two or three average residential lots.

Of course the nimbys would go insane, but that's the type of project that should be going up in the interior of Austin's central city neighborhoods.

I'm a southsider, and roads like Bluebonnet and Mary for instance, are ripe for projects such as this.

This is too small for the area you’re suggesting. These are similar to a Chicago two or three flat, and would work better on minor arterials in the neighborhoods surrounding downtown rather than in downtown itself.

Apple-Inspired Modular Apartments Break Ground in East Austin

Juno, a Silicon Valley real estate startup dedicated to the modular production of multifamily housing from the engineered wood material known as mass timber, has reportedly broken ground on its first project in East Austin. This five-story, 24-unit apartment community with ground-level retail space will rise on an extremely narrow 0.17-acre site at the northwest corner of East Fourth and Comal Streets, placing it inside the Transit-Oriented Development district surrounding the Plaza Saltillo MetroRail station and sharing an intersection with the Foundry I and II office and residential buildings by Cielo Property Group. The project complies with the area’s S.M.A.R.T. Housing standards and will receive a waiver of certain development fees by offering 17 percent of its residential units for households earning at or below 50 percent of the region’s median family income — which translates to four residences in the building available to individuals making less than $34,650 per year or a family of four making less than $49,450. Thanks to the Saltillo TOD district, the building appears to be adding no additional parking

I always lower my expectations when I see a building covered in vegetation. While I like the idea, Ive yet to see a final product live up to renderings that include lots of plants. Alot of times the final product won't have any plants at all. That said, this design would still be extremely handsome even without the ivy growing up the side.
