Stopped by the (partially) open Waterloo Park today, its *really* nice but man it needs a load more shade to be used on a summer day.

Though the 3.32-acre site’s location places it pretty solidly under the height limits of our Capitol View Corridors, looking at the density of new projects working with the same constraints in the surrounding area, it’s clear that whoever acquired the property if TRS eventually votes to move forward with the plan would eventually redevelop with a new low-rise office building — perhaps even capitalizing on the large northern side of the tract currently dedicated to surface parking. Demolition would likely be further motivated by extensive deferred maintenance on the aging complex TRS estimates would cost, uh, $50 million or more to rectify over the next 20 years.

Amen. All central TX parks must have lots and lots of native trees for shade. I find it to be torturous and oppressive if they don't (during the summer).

Having said that, I cannot wait to enjoy Waterloo!! The drive-bys have been jaw dropping

Haven't been to Waterloo yet, but it does seem like a beautiful park from the photos folks have posted. Are the trees planted in such a way to provide ample shade once they reach more maturity or is there simply a need for more trees and more shade structures?

I actually really like the design of this one sans the big parking lots. I hope they at least keep the original building and retrofit it. It's a great example of the architectural style of the time.

street parking all around. Plus state visitor garage is right behind it.

It really nice rode bikes thru it this weekend. !

Small trek, but you can always park at LBJ library/UT. Might give a chance to grab some photos around the stadium and other nearby expansions and projects. Parked there for years as a commuter student instead of a parking pass as it was right by the school of music. May very well be more convenient spots, but that is a reliable option in my experience.

EDIT: And FREE!

This could be the beginning of a project in the works. A Land Status Determination was filed today for three lots on Block 49 at 701 W. 6th. I don't feel like doing the research now, but isn't that the possible Kairoi residential site?

CVC covers a good portion of the site. The ATX had an image of this back in May 2020 but it no longer exists.

Local Developer Proposing 326-Unit Project on Three Lots in Old West Austin

An Austin developer was recommended for zoning that will permit construction of three buildings totaling 326 residential units, at Tuesday’s meeting of the Planning Commission.

The 3.189-acre (138,912 SF) property in Old West Austin will convert from general commercial services (CS) to planned development area–neighborhood plan (PDA-NP) combining district.

The property is made up of three lots, with lots one and two at 1.07-acres (46,696 SF), and lot three at 0.94-acres (41,257 SF).

They are located north of the West Austin Youth Association baseball fields of Ladybird Lake-Lamar Beach Metro Park, at 300 and 301 Pressler Street, and 1505 W 3rd St.

The working title of the project is Parcel 1, 2, 3 300/301 Pressler & 1505 W 3rd St.

Two 3,200 square-foot warehouses and a 3,750 square-foot garage stand on Lot 1 and a 9,480 square-foot warehouse used for party bus rentals is on the abutting lot. Several residencies are located on Lot 3.

Donald J. Reese with Riverside Resources owns the property through the entity Pressler RRI, LP.

Reese proposes to construct an apartment building on each lot, with 98-units on Lot 1, 143-units on Lot 2 and 85-units on Lot 3.
