Federal loans will help build affordable Exchange District high-rise

The federal government is helping to finance the construction of an eco-friendly high-rise at the site of the former Public Safety Building.

The Market Lands Net Zero High Rise should bring 52 new, affordable housing units onto the market by December 2023.

The Liberals announced Friday $24.8 million in loans for the developer, and a $2.6 million grant to help pay for the building's sustainable elements.

The 10-storey building which will occupy 155 Princess Street is branded as the first net-zero affordable high-rise, with natural ventilation, carbon-neutral water heating and some power generation. The building will also house the Urban Shaman Contemporary Aboriginal Art Gallery.
This isn't a new announcement or funding, same building CV has been showing for 2 years. Feds just never made an official announcement before.

Believe that lot is a different owner but could be wrong. I imagine if it was the same owner they would have just developed right to the corner when they had to build the new building.

Cycled by last night, King between Bannatyne and William was closed. The King's Head patio spilled out onto the street. A band was playing outside which you could hear from several blocks away. The entire patio was full, which is great for a Sunday night! Peasant Cookery and Amsterdam Tea House were closed but I can imagine that when they open on Friday and Saturday nights, the area will be really jumping. Too bad it's literally only one block.

As mentioned in another thread, Neo Financial announced they're opening an office in the Exchange. Expected to be 300 people in 5 years. While they said they're going into an old Skip office they didn't say which – I would hope its either 140 Bannatyne or 136 Market, but I have a feeling its in the G3 building as Skip is still holding the lease there and only recently decided they weren't sending those workers back.

It’s certainly not going to win any awards but if every empty lot in the exchange was filled with that I would be a happy guy.

Quick reminder of what was lost. I wish they had been forced to try harder. The refrigerator panel side wall is especially terrible.

I like the new building. I noticed it for the first time when entering the Manitoba Museum on Friday... it caught my eye in a good way. It isn't perfect but it certainly fills in the space nicely. If something interesting takes up residence on the main floor then it will be a great replacement for the previous building.

The old building was nice on the outside, but anything of heritage value on the inside was lost long ago... it's sad to see pictures of the inside, with the most austere, shabby depression-era decor.

That north wall isn't great but at least it speaks to the possibility of a development on the adjacent site. If it materializes one day then we'll never see that wall again for the rest of our lives.

How come they weren't forced to keep the facade?

That same panel is on the side of the RIC, and if the Nutty club ever burns down, it will be just as prominent.

Has to be non combustible and its on the property line, so no windows. A blank brick wall would be almost as boring.

Hope the parking lot gets developed and that blank wall goes away.

Well, perhaps it's acceptable...no prize winner but really, it is not offensive, except for the blank side walls. It could be much worse.

whatever the black pieces are instead of windows does make it look a bit cheap up close. the bars across the middle windows are a bit funny too. haven't some places made developers rebuild old facades?

I mean why bother with anything more costly on that north wall when inevitably it will be built over? Seems pointless and wasteful to do otherwise.

It didn't exactly just fall over on its own. The new building is fine but the old building obviously had more merit. Developers should pay a hefty price when they vandalize heritage buildings.

It’s not like rebuilding from photos is a new concept. Could have taken it down a different way and rebuilt it. Should have been able to happen regardless of the cost.
