dbUrban has a page for the RIO project with some new renderings. It also says construction will start this fall.





The other two renderings were in the BSL article from awhile back.

I think the new building in that rendering looks really nice and you can tell it's inspired by Greece. Greektown would definitely be a better look/feel for that area than those awful apartments.

Good news on the two major Rio and Zephyr Projects. I'm a big fan of the Rio. I think those renderings for Greektown are preliminary. Hopefully, there will be some adjustments on the finished look of the apartments, particularly those fronting major streets.

I would like to see the front buildings of the La France apartments - the ones facing 300 South - preserved and rehabilitated. Those are a truly unique look, and they look better maintained than the units behind. If you rehabilitate the street-front units and replace the ones behind that really do just look like tenements I think that could be a great compromise.

Of course community feedback is important, but like Blah said, only to an extent. If it was up to the most vocal members of the community, there would never be new apartment complexes again. Making design changes and tweaks and considering things like public space and amenities is fine - good even. Totally killing development because a few very vocal people don't like it - not good.

La France would likely take millions to be brought properly up to code (likely resulting in them being pretty much stripped down and rebuilt all over again anyway) to make them safe in case of future worse earthquakes and improve living standards.

The rest of the Greek church project looks promising as is, so I guess I won't need to step in and try to help.

I always put spoiler tags around images that are too big (see all my posts in the SLC airport thread). IMO, those images of the SL Temple grounds weren't too big.

I personally consider my aesthetic to be much closer to Hong Kong or Shenzhen then to Sandy ( ).

Don't tell the NIMBYs though, lol.

But then I do have a huge soft spot for large city skylines at night.

A show like these would seriously set Salt Lake a part from other cities in America, while also allowing us to keep and include existing towers.

However, I am aware Salt Lake City will never be like these cities...and that's okay. I accept that.

That was the point I was making. Salt Lake really isn't a place for 'gritty,' just as it isn't going to have wall-to-wall skyscrapers for miles. That just isn't its modern aesthetic and culture.

Central Station apartments update from Kier Construction

Kier Construction has posted some August update photos of the Central Station apartment building on their website.

The project will stand 6 floors tall and have 65 residential units.

That will be awesome, look forward to seeing the additional amenities and street energy this brings to Salt Lake, I travel up there quite a bit. Here in Phoenix the current cycle has a bit more than 5,000 new units that either have recently finished or are actively under construction, I'd guess less than 50% of those are completed and it's already made a noticeable difference downtown.

Not an 'official project', but the land in front of 'The Yard' townhouse project is listed for sale on Crexi and it includes plans for an apartment complex on the site.

Size: 332 - 462 Units (5-story, wrap-style complex featuring 65 units per floor)
Density: 99 units per acre
Parking: Approx.​ 336 stalls (If parking is removed you can add another floor of units)
Current Height: Up to 60 feet
Maximum Building Height: 75 feet • Proposed Unit Mix:
Studio: 100 (20 per floor)
1 Bedroom: 140 (28 per floor) • 2 Bedroom: 75 (15 per floor) • 3 Bedroom: 10 (2 per floor)

I personally hate it. It looks (to me at least) like a taller version of an ugly motel. I honestly think the planning commission would have problems with the lack of midblock pedestrian access as well. I honestly pray this doesn't get built.

Jasmine Apartments (the project has a new name, I just didn't catch what it was), is located at 435 South 400 East. https://citizenportal.slcgov.com/Cit...howInspection=
I passed by it a couple months ago and it looked nearly finished. I'll try and go over there sometime soon to check again.


Medina Place Apartments, built by First Step House, is an apartment building meant for people transitioning out of homelessness. It is located at 426 S. 500 East.
Here is some images they posted on Facebook when it was nearing completion back in March:

Please clarify this for me locolife. Salt Lake City proper with a population of roughly 200,000 people has approximately 3600 units that have either been recently completed or are actively under construction during the current 2021 cycle. Yet Phoenix proper with a population of 1,620,000 has approx. 5000 completed or under construction during the current cycle? If that's correct Salt Lake City's comparative percentage numbers are truly impressive.

I think we have had a shortage of construction labor, which means new projects can't start until currently under construction projects finish.

Unfortunately, most projects under construction have also faced nonstop delays (likely due to costs exploding, supply shortages, etc) that are only now starting to get resolved.

I'm hoping with about 20 projects slated to finish by year's end that means we are going to start seeing the start of projects we have been waiting a long time for.
