IRAC Appeals Delay Affordable Housing Development(s)

It appears to be the NIMBY'S favourite tactic is to immediately appeal any development regardless what it is and to whom it may impact or benefit.
The following tweets from Tim Banks (APM) shows the frustration developers
must go through to get anything underway. I propose that they stop all development and let the people looking for these units take their appeals to IRAC against the NIMBYs as they are the ones to blame for the lack of housing for people in this city.

Tweet 1 (Sherwood Crossing):
Appellant wants to put the Appeal in abeyance so the City can “reconsider the approval” (for Sherwood Crossing) a new tactic the NIMBYs will be using now they learned through the Angus Drive process that it’s another way to delay progress while people are screaming for affordable living.

Tweet 2 (Porthouse Affodable Development):
Another IRAC appeal filed, this one against our Porthouse project… page 48 of the appeal shows most of the buildings were 3 stories tall… let’s tear down Maritime Electric & DVA building & go back to horse & wagons
as those old fire wagons won’t reach 6 floors high.

Charlottetown spends more money on consulting for major roundabout project

The Guardian

Third time in 11 years city has tendered out for consulting services for 'Vogue Optical' intersection.
One of the biggest reasons the city has given as to why this project has never moved out of the engineering phase is the lack of funding support from the federal and provincial governments......
......Mayor Philip Brown pointed out at the public works meeting it may mean the city will need to expropriate what it needs from Wilsons Fuels.
He was told Harbourside is going to see whether there is currently enough land to proceed without expropriation. If it’s deemed expropriation is required, the city wants to take as little as possible.

The idea of moving the intersection more toward the former Leon’s building, using some of that parking lot, is being explored. I believe that will be the main focus of this new round of consultant work. The concern is that the amount of infill required, plus more land purchasing, will greatly increase the cost. A good sign, however, is that provincial TIR officials are now engaged in this progress, so it seems the province is getting tired of the city not moving this project forward.

In my opinion, they should take the land off Winson Fuels. The interest of the taxpayer should exceed the interest of a gasoline company.

COVID-19, construction bottlenecks delaying P.E.I.'s mental health campus

CBC NEWS PEI

A mental health campus in Charlottetown, to include a dedicated acute care hospital and an addictions transition centre, will likely be coming two or three years later than recently announced.

"We're having some difficulties getting some materials, and the cost of, obviously, lumber and steel is skyrocketing, so we're trying to do as much workarounds as we can to keep these costs down."

Walker said "he has been consulting with the Construction Association of P.E.I., and that group is telling him labour shortages are also an issue. The industry has been struggling to keep up with rising demand for buildings as the population grow."

I know the owner, I will check with them. What company or trade do you work with? From their website, it looks to be one of the nicest apartment buildings in PEI, quality takes time. https://westroyaltysuites.ca/

According to the Construction Association of P.E.I. there currently are labour shortages. Is that what the issue has been on this project?

Stratford Plaza(s)

I was over to Stratford the other day and snapped these photos of the new plaza(s) going in beside Shoppers Drug Mart. I'm not sure what will be going in there but it is nice to see construction taking off in the area.

Maker of Honibe lozenges doubling size of production plant

CBC PEI NEWS

The company says 40 to 50 new jobs are being added as part of the expansion

Island Abbey Foods broke ground Monday afternoon on a 30,000 square-foot expansion to its plant in Charlottetown. The added area will make room for more production, warehouse and office space, and higher-tech equipment for gummy manufacturing.

Stratford:

11,410 Population [2020/07] – Estimate

 3.2% Annual Population Change [2017 → 2020]

I can't wait until the new census is released. I'm hoping we'll
see a population of about or over 12,000. There has been a lot of development
in the Stratford area so this may be obtainable.

With all of the development going on in east royalty, I wonder when the city or province will need to construct a bypass road north of the airport. They won’t be able to funnel all that traffic through the TCH/St. Peter’s road intersection forever.

That intersection and road are currently undergoing massive upgrades.
3 new dual lane roundabouts and 4 lanes stretching several KM's out on the St.Peter's highway.

I’ve seen the plans. It’s a bandaid fix. In 10-20 years it’s gonna be just as bad as before. Think if all the land south and east of the airport runways is developed. Where is all that traffic going to go? There will eventually need to be a second bypass built from Marshfield to Brackley and ending in Milton Station.

The only other option that could buy a few years would be to rebuild the bridge at the end of Acadian Drive and connect that to St. Peter’s road somewhere.

This is my first post here. Have always been fascinated by high rise buildings.
What is the reason that there is a low height restriction on buildings in Charlottetown? What is the height restriction, 13 floors or something?

Do you think we will see any real high rises in the coming years? I spend some time in Halifax and every time I do, it makes me wish that Charlottetown had some nice, new style high rises well. I know Charlottetown wants to look "old" , but so does Halifax. They've perfectly blended the old city with new modern architecture there. Let me know your thoughts. Thanks!

Typically cities have to spread out before they spread up, and will only start to increase height in the core once the furthest reaches of sprawl outwards become untenable via commute (IE there's more demand for being in the core than for wanting to commute 20-30-40 mins). Charlottetown still has room to grow outwards, either northward or through Cornwall/Stratford, so until those outward limits are met there likely won't be much added height in the core. If it becomes more and more difficult to enter downtown Charlottetown due to traffic then it'll become more feasible to construct higher density buildings in the core, similar to how peninsular Halifax operates currently.

I've no idea on height restrictions but those would also play a role if they exist.

I think there is just a shortage on material every where acrylic for tubs, factories closed while covid and they are trying to catch up..I work at the building supply next to the apt. I have been here for 16 years and this is the busiest year we have had that I can remember. I do estimating for houses/buildings and everyday people are on my case where is my windows or doors are a big thing right now. I am currently building my own house windows have been in the house for two months not sure where my doors are. It's honestly the worst year to build....prices are creeping down slowly.
