Drove around yesterday and The Holland is now just about at ground level, should start to see rebar sticking up soon.

Excavation has started for Plaza One at the hub

One Central is 13 floors now

I saw an ad somewhere online, possibly facebook, it just said it was coming soon but didn't say where other than it is in Surrey. It's called "Melrose" a highrise tower.

Anybody know where it will go? there was no info other than register if you're interested.

Hmm melrosesurrey.com has more info than the .ca site...

A few bits of info from the site: 26 storeys, 223 units (323 sq ft - 840 sq ft) at 10335 133rd St Surrey - so yeah right across from Evolve.

The render is of "Centra" which is not the tower in question. This is the tower named "Melrose":

I was at a Korean restaurant yesterday in the Fraser Heights area of Surrey and there was an ad on the wall for a new highrise in Langley, this will be quite an interesting addition.

yup apparently the sales center is set to open next month. I bet they will do brisk business.

I was driving on 200th heading home the other day and I briefly saw signage of that high-rise development near 86th, alongside the new office tower.

It's good that we're getting some high-rises in this part of Fraser Valley, especially next to an accessible major steet instead of building one-level offices with endless cul-de-sacs that we usually get.

Maybe I'm alone in this, but I'm not at all sold on the idea of dense housing there. Transit is pretty limited and there's almost nothing in the way of even basic neighbourhood amenities within walking distance (and walking anywhere around that area is not a pleasant experience). It's car-oriented density. Somewhat astounding that the Township of Langley is contemplating highrises here and not in Willowbrook which is going to have Skytrain in a few years.

I get that this ship has sorta sailed with all the lowrises and townhouses going up around 208th but geez...we shouldn't have to choose between addressing the housing crisis and addressing the climate crisis.

Thinking about what I said earlier, it would make sense if like you said, would fit better in Willowbrook where there is somewhat adequate transit service. Then again, Whalley in the 90s was also entirely car-centric.

I think the Township went with that particular lot since it’s mostly open field with barely any houses nearby, whereas Willowbrook is already build up with industrial space, and knowing the theme of Metro Vancouver, they will complain about the presence of high rises in their area, so for them, it won’t be worth a bother to consult, apparently.

I’m only giving an explanation on this, not an excuse.

Googlemapping the address gives me 200th St and 86th Avenue - right next to Carvolth Exchange. Maybe they're banking on a RapidBus down 88th in the future?

There already is an express bus between Carvolth Exchange and the Lougheed Millennium line station. However, what is needed next is a new R-line bus along Hwy 1 / 104th to connect Carvolth to the Surrey Central City area. That 501 milk run is completely unfeasible for efficient or viable transit connecting Willoughby to Surrey transit hubs.

You don't even need a new RapidBus for that. A limited express service of some kind can suffice.

The main issue is that the very low density along most of 200th does not warrant that route FTN service at its current state, let alone a RapidBus route. It doesn't help that the 501, being a long, windy route has reliability issues due to running on too many lights in the Whalley and Willowbrook areas.

Only time will tell once that lot gets built.

This week, for public consultation, the municipal government outlined its draft Fleetwood Plan for an area over 1,700 acres — equivalent to the size of nearly two Stanley Parks put together.

By 2050, densification through redevelopment would nearly quadruple Fleetwood’s population from about 38,000 residents today to approximately 142,000 residents — over 100,000 additional people.

Fleetwood’s population growth would be accomplished by a significant surge in multi-family housing, with the number of townhomes and apartments growing from 5,600 units today to over 47,000 units in 30 years. Only about 300 additional single-family detached or semi-detached homes are expected to be built, growing this low-density housing type to 5,100 units.

As expected, the greatest densities would be situated immediately around the SkyTrain stations, with 160 Street Station seeing the greatest allowable heights (up to 36 storeys) and densities (up to 5.0 FAR). An employment district is also planned around 160 Street Station — the focal point of much of Fleetwood’s new commercial spaces and job growth.There would be lower core densities for the area around 152 Street Station, where towers would reach no more than 30 storeys.

New tower developments within the core areas of 160 Street and 152 Street stations would be required to dedicate the first several floors to active retail, restaurant, office, and/or institutional uses to create vibrant commercial areas next to the stations. For 166 Street Station, which is next to Surrey Sport and Leisure Complex, lower densities reaching a height of no more than 15 storeys would be permitted. The development potential would be greatest around 160 Street and 152 Street stations, which have a higher density radius of roughly 500 metres around the station.

To support this growth, the municipal government is proposing creating smaller city blocks to improve through-access, with 10.5 km of new additional roadways and 22 new signalized intersections for more pedestrian-friendly areas. About 1.6 km of pedestrian-only roads and two km of multi-use pathways are planned, and separated bike lanes would grow from zero today to 33 km.

With the SkyTrain providing east-west transit connections, the city is also working with TransLink on a potential north-south transit connection with a potential RapidBus service along 152 Street, which would serve the SkyTrain station.

This is probably why I’ve seen many development across the Fleetwood region having signs saying “next to the future skytrain”.

I’m glad Surrey will add more dedicated bike lanes in that region, especially since most of them will have seamless connections throughout Fraser Hwy and areas near it.

These are really good plans for Fleetwood. I especially love that the bike lanes complement everything in the area so well.

The N-S roads of 152nd and 160th looks game-changing tbh. All they need to do is increase the frequency and reliability on the buses down those streets (which will be easy to do since they'll have the additional buses available from discontinuing routes down Fraser Hwy) and then Surrey will be well connected.

In fact, I would suggest that the city of Surrey should consider studying what adding in bus-only lanes on 152nd from Guildford to South Newton would look like, to introduce a lightweight rapid bus system that could be extended further south to connect the region better in the future . What Surrey is going to have to address in the future is improving its N-S connections to its new Skytrain spine (which is a good problem to have IMO). Surrey ain't getting an intracity freeway system anytime soon so I think that it's logical to think that BRT could make its way into Surrey's transit system to handle any new N-S connection demands once the SLS starts to operate.

One small problem - 160th more or less dead-ends one block south of Fraser. The major bus arterial would have to be 152nd, which itself is only four lanes plus a median/turn lane.

168th is an alternative.

144th could also have a FTN route. Running from the future 140th station south on 144th to Newton exchange.
