That is an amazing shot. That picture would look a LOT different in 2005.

We just published this article on Chicago YIMBY:

https://chicagoyimby.com/2021/08/cit...-the-loop.html

The developer was in the process of getting this Class L tax incentive which would help with financing the project. Some various permits have been filed and/or issued for the building including elevator upgrades, lobby reno, and work on the upper floors where the hotel is supposed to go.

Unsure if work is actively occurring or not though.....

Sorry, I wasn't clear in the article, what is the other hotel that will be on the upper floors, or is it an extension of the JW Marriott?

The last I heard it was going to be part of Marriotts Autograph Collection called The Reserve. Originally intended to be partnered w Hiltons Canopy but they instead went with a dual-Hilton at 226 W Jackson. Then again its hard to keep up with all the changes.

Good information, thanks!
I just found this article on 'The Reserve' but it's from three years ago, so not sure if it's the same hotel flag, post-Covid:

Here's the Pappageorge Haymes design for 1400 S. Wabash. 30 stories, 305 feet, 3200 sq ft retail, 299 units, 110 parking stalls. Some of the FAR (total 11.15) is being transferred from the townhouses to the north. The vacated 14th Street will be the vehicular dropoff and part of a 5000 sq ft pocket park.

Wow, that's not too bad considering its Pappageorge. I actually like it.

I've always wondered why 14th street gets cut off by the L east of Wabash. It looks like there is some sort of CTA infrastructure there.

Tracks are descending into the subway from the elevated. The green line could run to Howard.

^ You're right, there's the subway portal just south of 13th. Thanks, BVic!

Oh, you kids! The Green Line did run to Howard until 1993.

Right you are. The South Side sections of the Red and Green lines were flipped to better align ridership. Ridership on the Red Line dropped off south of the Loop while ridership on the former Green Line down the Dan Ryan dropped off west of the Loop down Lake. This flip "joined" the two (of the four) segments of the Red and Green lines with the heaviest ridership into one Red Line from Howard to 95th. I remember taking the Blue Line from California to Downtown and transferring through the underground tunnel at Washington (now closed) to the Red (now Green) Line to Cottage Grove or University to go to the U. of C.

Fulton Labs - 400 N Aberdeen

July 26

Haven't been able to get a shot of it yet - but this has a huge presence, along with 1400 W Randolph, when coming into the city and exiting on the Ohio feeder.

I really like this geometric pattern on the facade. It's a blue glass box, but an interesting one.

Fingers crossed that it doesn't get VE'd into blandness (or worse, balconied to death)

I doubt it can ever be as bad as the original design from Lucien Lagrange

I doubt it. The trend for rentals is generally to provide larger and more common amenity spaces rather than private balconies. Looking at the roofline of this building it looks like there will be a pool deck, terrace, maybe a grilling area, etc.

Condo buildings are more prone to balconies because buyers would rather pay for a private outdoor space thru their mortgage than a common outdoor space thru their assessments.

Nice set on Fulton Labs HC although Im not digging the final cladding. Seems too dark for the glass used and muddles its overall look IMO. Preferred the rendering on this one

Yeah was just going to say I'm assuming this is a pretty final design.

Great point on the dynamics of condos being more prone to balcony inclusion. I do wonder though if they are perhaps becoming less common in condo buildings as well. We've had so little high rise condo construction (at least in historical perspective) that it might be a little challenging to get at the underlying trend and if that's actually happening. My own take has been that they've long been 'less necessary' particularly in climates like Chicago's than has been assumed. Aesthetically I've never been a fan, and at best tolerate them when incorporated skillfully into a design.

Me neither, but now that we have a killer balcony....absolutely love it. Very rarely though are balconies incorporated into an overall architectural design well.

Jesus H. Christ in Heaven, the new design is light years better than that monstrosity
