There is a sign on Acadie Avenue that says Promenade Neuf phase 2 on a lot North of the current building but that’s all the info we have at the moment.

It's only a parking lot, but what the frig..........

The parking lot in question is located in the centre of the "Gauvin Block", bounded by Champlain, College, Marche and Gauvin. It is essentially located in behind the building housing Atelier by Tony, and has no street presence.

La Diperie, a national chain ice cream and sweets shop has just opened in Dieppe, in that little mini mall across Champlain Street from Place 1604.

They currently have 40 locations in five provinces. This will be their first location in the Maritimes.

Amongst a large selection of hard and soft ice cream products, donuts, cupcakes and cookies, they also carry Cheesecake Factory products as well.

Called it last June. Assuming with covid it got delayed a bit but glad to see it's open! Also one in Corner Brook NL so 2nd location in Atlantic Canada 😊

Lots of things happening on Aviation Blvd:

1) - there is a large cleared lot across from Malley Industries with this signage on it:



It shows a large building with leasable space, likely being built on spec. The sign says "available 2021", but, given the timing, I would say "available 2022" would be more likely. Aside from being cleared, there is no activity on this lot. Another note - I see that Spitfire is branching off into industrial design too.

2) - there is a large cleared lot with some site prep occurring on the far end of Aviation Blvd, beyond the Mercedes dealership, on the south side of the street, backing on the airports main runway. There is no indication what is actually being built here (yet), but there is work actively underway.

3) - work is also actively underway on the new Land Rover/Jaguar dealership between Subaru and Malley Industries. I would expect the steel superstructure to be going up in the next few weeks.

4) - many of the remaining lots on the street are now sporting "sold" signs. These are new since last year. It should be noted that there are also many new "sold" signs on lots in the MID West Industrial Park, in the Caledonia Industrial Park, and along Price Street in the Moncton East Business Park. This heralds a lot of industrial and commercial activity in the metro area over the next few years.........

I wonder if we’ll see a phase 2 of the MID West anytime soon. I have a PDF saved so I took a screenshot of the future site plan. It would certainly create a lot of new space for industrial growth in the city. The only problem is a lot of places want visibility. I suppose warehouses and places that aren’t retail oriented wouldn’t necessarily need high visibility.

Yes, I was aware of the phase two expansion plans for MID West, but I had not saved a copy of the map. Thanks.

You're quite right, certain industrial park tenants like dealerships or distributorships really like to have high visibility lots. This is one of the reasons why all of the lots sold in the Moncton East Business Park (so far) are on the TCH side of Price Street, and why Brandt is building on the old NB Power property in the Caledonia Industrial Park, which also faces the TCH.

MID has purchased the triangular shaped block of land on the SW corner of the TCH/Veterans Highway interchange, and has plans to turn this into another business park. Most of the lots here will face either the TCH or Veterans Highway (route 11/15). I am almost certain the next phase of MID expansion will be here, rather than expansion of the MID West park. They've already cleared some trees in this property.......

I think part of why they built there is because it allows them to still use their current property as well

There are now excavators on site, and they have started scraping some topsoil. They aren't wasting any time.

The building here is still a mystery, although unsubstantiated chatter on another site suggests this will be a four story office building with retail/commercial on the ground floor. This sounds about right. This is what Dieppe wanted in their master plan for the downtown core.

Meanwhile, one block to the east on the south side of Champlain Street, the recently cleared lot of land now has new construction fencing up. I don't recall it being there the other day. As with almost all projects in Dieppe, there is no information available as to what is going to be built here.

Dieppe is a black hole for development news. The difference between Dieppe and Moncton, and even Riverview is pretty stark. Moncton is putting up a public lavatory on city hall plaza, and a nice rendering of this small project has been posted. Meanwhile, there are now three substantial construction sites in downtown Dieppe, and there is nary a rendering to be found! What gives??? Why is Dieppe so secretive???

Maybe somebody read the recent story about office space demand increasing in Atlantic Canada. Even with that information, I'm surprised a developer would add more inventory into the market. There's so much availability in the area as is.

Word around town is that will be a 5-storey, mixed-use building with 2 floors of office space (with already secured tenants) and 3 upper levels of residential. Sorry, still no renders.

A little photo tour of ongoing developments in downtown Dieppe. These are all in a two block area.


The recently completed Evolution Place. It appears most, if not all the residential units have been leased. None of the ground floor commercial units is occupied.


This 4+1 mixed use building has just recently reached it's full height at five storeys. No renders of this building have ever been published.


There's lots of digging going on at this commercial site on the corner of Champlain & Rue du Marche. Again, no site plans or renders available (unfortunately very typical for secretive Dieppe), but according to NBNYer, this will be another five storey (3+2) mixed use building.


Construction fencing up around a vacant lot on the south side of Champlain between Rue du Marche and Evolution Place. No activity yet, but there are some construction barriers on site with "Foulem Construction" stamped on them. Again, this development is a complete mystery.

Would this be a missed opportunity? Since I don't have access to view renders to judge, but seeing this project as a possible 5 storey mixed, I'm going to comment based on that along. This may be one the most significant street corners in the developing downtown area of Dieppe. So a 8, 9, 10 storey mixed condo/apartment/retail/office tower with 3-4 level underground parking could be or could have been the "signature" tower to define the downtown core of Dieppe.

I know what you're saying.

Dieppe has a downtown master development plan however, envisioning a walkable core lined by densely packed buildings in the 3-5 storey range. Aside from on street parking, all other parking will be underground, or in parking lots located in the centre of the city blocks, out of view of pedestrians walking on the vibrant downtown sidewalks.

Dieppe wants to achieve density, but without height in the core. Now, this doesn't necessarily mean that if the proper development came along with an 8-12 storey building that they would necessarily say no. The PAC and city council could vote on it, and issue a variance to make it happen, but I'm sure that most developers are aware of what the downtown master plan in Dieppe is trying to accomplish, and are planning their projects accordingly. This seems to be the case........

Indeed, and I agree with the city’s vision. Mayor Lapierre has stated that their objective is to get rid of the empty lots downtown as fast as possible to achieve a walkable neighbourhood. There has been significant change over the past five years but the one thing missing was residential. Now with Evolution Place, Promenade neuf phases 1 and 2 and two or three more projects with residential components in the works, I think we will get there. In fact, I wish Riverview would implement a similar strategy for a dense walkable core with low to mid rise buildings adjacent Thrive’s The Current development. The Vision Lands in Moncton is an opportunity for a third such neighbourhood. Our version of the “15-minute city”. Highrise construction (12+ Stories) should be left to downtown Moncton.

Ok, I see what you're all saying here, but my vision is seeing a single tower which overlooks all the other buildings by just a few stories higher and creates a signature building which defines a city's skyline. Unfortunately for us in Moncton, it's still the Assumption building.

There are several lots under active development on Rufin Street, off of Dieppe Blvd, close to the Dieppe city works garage. I have no idea what's going on. Does anyone else have any info?

I’ve just noticed that this morning. There’s now a crane on site. I haven’t heard anything about this.

This appears to be what's planned for the lot, a four-storey mixed use building.
