General Vancouver Updates

The population density around Broadway and Commercial averages ~10K/km2 a very solid number. What the area could use more of isn't so much additional residents jumping onto the train to head to work but office space so that more people could get off the train there maximizing the skytrain network.

Well... that lot with the bank on it I think (once you apply the rear lane / skytrain dedication, I think it's only a 65' deep lot so you could by all means try and build a good 10-storey office building if it financially makes sense there.

I absolutely agree about office space. Commercial/Broadway is one of the easier areas to get to for a good chunk of Metro Vancouver residents, so having office space there makes a lot of sense.

That's exactly what the Grandview Woodland Plan allows there. And the two blocks to the south, on the east side of Commercial that would allow 6-storey office (and not apartments). The problem has been getting any development interest in building commercial space here. The 4-storey office on Broadway was a pre-lease deal for the health offices - otherwise even that wouldn't have been developed. The Safeway project has a fairly modest 48,000 sq ft of office space.

This seems hardly inappropriate or even ambitious for a large site next to one or possibly the busiest Skytrain station in the region. That also links to the 99, that's also on one of the most prominent streets in Vancouver.

For this to have to be "gifted" density is so asinine that it hurts my brain.

And yet, predictably as mentioned above there's already no mega towers posters.

This City and its residents are so funny.

I would love to see a survey of what folks view as the "perfect Vancouver.'

From this point on, what's "perfect?"

No more density anywhere? A freeze on building for a decade? How far out would "perfect" be?

I think for these people, the "perfect Vancouver" is a place where they can just kick back, wear hoodies, smoke pot and do nothing in front of their ultra affordable "Vancouver Specials".

People who expect more are considered a very serious threat to them.

Can't seem to find a separate thread for 1477 West Broadway, but I think it was hinted in council that they are including a grocer... but I swear it was a new RBC going in by the subway entrance.

I assume they'll find space to incorporate both? But even then I wonder if the footprint is too small for a grocery (beyond a Meinhardt style space) There was the RBC space along Granville and some other retail next to the office lobby on Broadway.

Ya that's what I was referring to... unfortunately decided to listen to it as I wanted to hear about the Vancouver Plan Update and Quick Start Actions.

Expediting PCI's rezoning process is just.. odd, well intended but odd. I'm okay with it as it still has to wait for the Plan, but the PR of it with a Plan being developed is odd. Listening to Hardwick is like nails on a blackboard. They were only voting on allowing PCI to continue to have a conversation with Staff until the heights are released in like February.

Boyle and Frye sounded very rational. It did pass. Bligh, Hardwick and Yung voted against it.

With the space for the station entrance, and an RBC branch, I assumed the (much needed) grocery store could occupy the second floor, as the new Nesters foes at The Independent.

I guess the reason for agreeing to a rezoning submission ahead of the Broadway Plan is nobody knows what covid might do in the fall, and there could be further delays to the plan, which this particular project really can't afford.

That's part of Pattison's Buy Low Foods - the same as Nester's, so he could be making money either way if it's one of his brands (he has Choices and Urban Fare as well).

Did not know of the mix thanks! Maybe 60 below-market units and almost 280ish units total. Was going to say I thought the 2nd level was claimed (grocer maybe) but I wonder the logistics of changing the use from office to retail and the parking for a grocer. I think the main floor is retail... so ATM and bank entrance off the street, offices above...what've I'm done speculating and getting back to work.

In work-related news for the MIRHP Program as 1477 West Broadway is loosely a part of:

70 total enquiries to date for 20 initial spots.
11 going forward or have at least applied / continued...

Council almost cancelled the program the other day.

For how much these people cry about other people's "entitlement"on things in life being wrong, these losers are actually the most spoiled and entitled people out there, that are not willing to give an inch of their own lifestyle to anyone else. It's such a contradictory logic that it makes understanding the Terminator timeline walk in the park in comparison.

They are largely exactly the same despite being nearly 15 years later apart directly outside busiest transit station in the city. So much for transit orientated development.

Aye, can't stop the extreme jealousy of many who can't fathom to see others living better than them. These folks simply can't understand that a lot of the gains others have achieved also comes from the unseen pains and toils of before.
