I hear this project just won an award for an important distinction: it's as slow as an Edmonton LRT construction project.

Well good luck to them. I drove around there yesterday and it looks worse than ever before

Major redevelopment with luxury hotel envisioned next to Robson Square
https://dailyhive.com/vancouver/815-hornby-street-505-dunsmuir-street-vancouver-reliance-properties

also includes reference to a land assembly by Reliance at Dunsmuir & Richards for an office tower.

It looks as if Anthem will start marketing their West Georgia tower soon. It's got a name ('Park'), and a Development Permit application, with an October Board meeting.

Poor choice of name given that the tower across the street is named "The Park".

Nice to see so much happening on the same day, but a location doesn't get much more unappealing than the former Army & Navy. That area is pretty much lost.

I am afraid the Hornby and Robson project will suffer from dumb shadowing rules and they will really struggle to push the density there. Something tall there does feel very out of place to even think about today.

In an interview last week at the now-empty Army & Navy building on West Cordova, Cohen and Bosa provided a first glimpse at the project, which envisions a mix of market and non-market rental housing, along with retail and office space, as well as publicly accessible community amenities.

Is the plan to sell it to the Province?

That's what Reliance ended up doing with their micro units across the street, isn't it?

The Army and Navy location is in one of the most appealing areas if you're looking at future potential. Heritage architecture, the refurbishment of Blood Alley, the high-end dining boom of Chinatown. It's where the old buildings are, and eventually, it's where all the tourists will be.

Read on. The plan is to keep the property in the Cohen family.

74 West Hastings days have got to be numbered by now. That giant empty lot just destroys that block. Cordova is leagues better. Tamer with the Gastown crowds having largely come back.

I couldn't think of a bigger management problem than that.

Is 74 W Hastings the site on the south side, across from A&N, next to the Portland Hotel? It's under construction (as 58 W Hastings). Health Centre and a mix of market and social housing, developed by the Chinatown Foundation with BC Housing funds.

Ownership doesn't necessarily imply management. Usually social housing has an experienced non-market operator, and as Bosa are involved in the development, they also own and manage market rentals.

This is not going to be your normal market rental. Good story, but I can't see Cohen wanting to be associated with what will be an ongoing news/crime story.
