Sorry mate, I do however have a question related to skyscrapers. Does anyone have any info on the Mural West Tower that was supposed to go at Spring Garden and Broad? I know C3 is currently building that ugly jawn on the corner across the street, so I was hoping the Mural West Tower would start construction soon to make that intersection look a little nicer.

I think that that was a pretty good first post lmao

No updates yet. Blumenfeld likes to take his time on things, but there’s definitely momentum in the area.

The Family Court Building is a better site for another museum. It's constructed by Julian Abele, the famed black architect who also well known for designing and constructing the Philadelphia Museum of Art. I'd hate to see such a nice building getting a tower plopped over the roof when there are so many plots around the city for that.

It's better that building be used as a museum, an expansion of the free library, or something institutional (not the family court). Anything but a tower, it's too beautiful of a building to have a tower placed over it.

If the Barnes hadn't already moved I'd say this would be the spot but I can't think of a collection in the area big enough for this building. The Simeone Auto museum would be amazing here but there's no way they have the money to fix it up.

I still think it should be a hotel to engage the area 24/7. The old renderings show why it would thrive as a hotel.

Aren't there zoning previsions that prevent an overbuild on the Parkway, or is this too far away from the sightline between the Art Museum and City Hall to be included in that?

Aren't there historic provisions? (after seeing what's happened to Jewelers Row, I guess that's a dumb question)

I spoke with someone who's bidding on the building with the plans for an overbuild (I was vocal in voicing my displeasure in that plan). They seemed to think a hotel portion was still viable, but wanted to have a bigger footprint.

If they go for an overbuild, they're very unlikely to be approved for historic restoration tax credits, which are subject to approval by the National Park Service. The previous proposal was contingent on those tax credits.

There must be some sort of zoning overlay that restricts height on the Parkway (I recall there being one that limited the height of the buildings behind the Cathedral), but there likely would be room to go up a little bit at least since the existing building is relatively short. But I don't think the historical commission would have to approve an overbuild assuming the whole building is protected rather than just the facade. Maybe I'm wrong though...

I generally support overbuilds but this is one place where an overbuild just shouldn't be allowed. (Or at least a very modest overbuild with a setback.) That said, I doubt there's any museum prepared to take over this space. The Calder Museum is still being planned on the other side of the Parkway, but they need much bigger exhibit space.

Developer buys former Horizon House HQ in University City, plans 18-story project

https://www.bizjournals.com/philadelphia/news/2021/07/21/horizon-house-sells-former-hq-for-17.html

Quote:
Horizon House, a nonprofit that focuses on mental health services, has sold its former Philadelphia headquarters for $17.92 million to a developer of student housing.

Landmark Properties of Athens, Georgia, bought the five-story, 79,200-square-foot building at 119 S. 31st St. and has plans to raze the structure to make way for a new development. The property is also known as 120 S. 30th St. and sits across from Evo at Cira Centre South, another student housing project.

The seller was represented by JP Colussi and Jacob Cooper from MSC.

Landmark plans to develop an 18-story, 291,850-square-foot structure on the .68-acre site that will have 280 units and serve as student housing. It will add more than 800 beds to the University City neighborhood. The project will be called the Standard at Philadelphia and will also have 3,082 square feet of retail space and 37 parking spaces.

EPIC miss on transforming an eyesore of a tower into something aesthetically pleasing.

Life sciences labs slated for part of former Hahnemann hospital complex

Quote:
Iron Stone Real Estate Partners, which recently acquired part of the former Hahnemann University Hospital complex, plans to offer one of the buildings as research and development laboratories for the Philadelphia region’s growing life sciences sector.

The Hahnemann structure Iron Stone selected for labs had housed Hahnemann’s in-house labs. That gives it an advantage over the many proposed conversions of offices to life-sciences labs in the city because it will be less expensive to get ready for a tenant, Jason Friedland, an Iron Stone partner, said this week.

“We can customize it any way anyone wants, so we’ll see what kind of demand there actually is out there,” Friedland said. Iron Stone is renaming the 120,000-square-foot former Bobst building Race Street Labs because that’s where the access is.

Iron Stone completed its purchase of the Hahnemann properties early this month, paying Harrison Street Real Estate Partners $36 million for four buildings encompassing 800,000 square feet, plus an 850-car parking garage at 306-20 N. Broad St.

The purchase did not include the main hospital towers and other properties still owned by Joel Freedman, the California businessman who in 2018 partnered with Harrison Street to buy Hahnemann and St. Christopher’s Hospital for Children for $170 million and then filed for bankruptcy 18 months later.

The largest building Iron Stone purchased from Harrison Street, is the roughly 600,000-square-foot New College Building at 15th and Vine Streets, home to Drexel’s medical labs. Drexel has a lease there that runs at least six years.

The purchase also included two medical office buildings at 216-20 N. Broad St. and 231-33 N. Broad St. Iron Stone plans to market them for medical offices or social services, “anything that needs to move lots of people in and out,” Friedland said.

I'm not sure if the lot has been sold yet, but I found some renderings for 676 North Broad! This building as proposed would be at the corner of Broad and Melon, near the intersection of Broad/Ridge/Fairmount:

This would be an amazing project for an intersection that has seen an explosion of development radiating from it in all directions! DesignBlenz usually does great work, but I'm especially in love with this design.

Speaking of Broad and Ridge: I noticed that the building and lot that housed Jimmy G's Steaks is up for sale. Could we possibly see something tall at the southeastern corner of Broad and Ridge?
