Good to hear about Ridge. Usually the first steps are coffee shops, yoga studios, pet stores, etc. The dining / culinary scene usually follow from there. Frankford Ave is a good example of that.

I hope part of this plan is to reconfigure the interchange. You know the one I’m referring to.

so glad this is getting more attention...hopefully this materializes with federal dollars to get the VSE capped adjacent to Chinatown and make it into a public space for people to enjoy. If that happens you will see more real estate investments north of it.

Developers of huge project at Philly Navy Yard commit $1 billion for diversity

The developers are building 610 apartments, pharma labs, a parking garage and a hotel in the first phase. They say they will employ a 35 percent diverse construction workforce with half of the workers coming from the Philadelphia region.

Plans for the apartments entail three buildings of between five and seven stories, Reaves said. They will be the first residential housing units on the site. “We need to make sure we brought the appropriate scale to bring a community,” he said. Mosaic and Ensemble said they had an “ongoing commitment to providing housing affordability for 15% of all residential units.”

The Mosaic/Ensemble plan a speculative 130,000-square-foot pharma lab. They also hope to build a custom pharma-manufacturing plant to boost the region’s growing life sciences sector.

Over time, the developers plan more than 1 million of life sciences and office space on the 109-acre site. There are plans for a hotel but they have not been finalized. The buildings in this first phase of the project are expected to open in 2023 or 2024.

The venture looks to break ground on its first phase of development, which includes buildings like 1201 Normandy Place, in the fourth quarter. The entire project will be completed over the next 15 to 20 years, said Brian Cohen, senior vice president at Ensemble Real Estate Investments.

After breaking ground on the first Navy Yard projects at the end of 2021, Cohen said he anticipates those elements to be completed between the first quarter of 2023 and second quarter of 2024.

As part of the two-decade development, a second Navy Yard hotel is planned to join the existing 212-room Courtyard Philadelphia South at The Navy Yard, also by Ensemble. The forthcoming hotel is in the very early planning stages, Cohen said, but is anticipated to be a full-service property that looks to capitalize on the Navy Yard as providing a unique wedding venue.

It will be “part of one of the existing historic buildings at the Navy Yard” and will take about three years to complete, he added.

Just wait until the gas and electric get hung on the front of this pig, that'll really help turn this into a real asset for the neighborhood. Why does UC, home to a large collection of Victorian homes, which are priced often at $500K to $1M, attract builders who more often than not, throw up this type of shit?

Demolition of Downey's Irish Pub for new development aims to 'breathe new life' into South Street

Hilco details progress made at Philadelphia refinery site as it preps for development

A year after Hilco Redevelopment Partners closed on buying the former Philadelphia Energy Solutions refinery, the company said it has completed demolition of 10% of the 1,300-acre site, continues to work on environmental remediation, and expects to begin construction of its first project during the second quarter of 2022.

The company plans to build upwards of 15 million square feet of industrial, life sciences, light manufacturing and other space over the next 13 to 15 years and estimates the development at build out will result in the creation of 19,000 jobs. The site did receive last fall continued designation as a Keystone Opportunity Zone, which provides companies with tax breaks on certain state and local taxes.

The property, which operated as a refinery for 150 years, needs extensive environmental remediation. The company initially estimated last year when it closed on acquiring the property it would take three to five years to clean up before new development would get underway. The company’s update indicates ground will be broken ahead of schedule and just two years after the acquisition.

Hilco anticipates releasing an updated master plan this fall.

While it's not as sexy as towers in center city, I think this is one of the more exciting developments in the city, one that will have a much bigger economic impact than even another Comcast tower ever could.

Yup, and a complete transformation of a gigantic toxic dump. An exciting development to watch.

I also hope this effort combined with PHL expansions with make Philadelphia the #1 logistics hub of the Northeast, big boom for the economy if so.

Almost completely closes the gap between Fairmount and Brewerytown.
