Ridget Gate and Prospect are totally different though. Ridgegate was blessed with a train stop, Prospect wasn't. Ridgegate has done a great job adding density and diversity of uses but all of those uses are essentially boxed into their own little zones per typical planning prescriptions. Prospect is mixed-use on a lot by lot level in the old village style of development from 100+ years ago. Completely different urban planning methodologies and both achieve very different results. Ridgegate could use a little more Prospect diversity and Prospect could use a little more Ridgegate density.

Ah yes. Ridgegate with its 3 blocks of apartments with a Monk and Mongoose coffee shop, tract housing, and Cabela’s a mile walk from 2 light rail stations (but right next to the freeway).

Totally what I think of when I think of density.

At least the Belleview Station area tries to be transit adjacent for 4 blocks on the Denver side.

Did you even bother to look at the master plans? The west side was never meant to be super dense but for what it’s worth has a lot of large apartment buildings and town houses that are all very walkable. But the downtown if you will is on the East with a grid system along dense zoning and a train stop right in the middle connecting the east side. I get what he was saying about not mixing the densities like prospect but for a far end suburb to the metro area, they definitely are doing a great job in my opinion. Especially seeing how the rest of Douglas county is filling out.

Yup and until they actually build something besides a park and ride on the East side I will be doubtful about density. Plus it’s not like they can go super tall (or even kinda tall) because of the runways at APA.

Well to be fair, even if Cabelas was only four blocks away, I am probably not taking my newly-legislatively-mandated 500-pound 🞵🞵🞵 safe home on the light rail.

They're just getting going on the "downtown" side; this will be a suburban 'downtown' not to be confused with downtown Denver.

So how are they doing? Well Kiewit is making good progress. This is from a year ago March.

A buddy of mine had a townhome at Prospect, really cool area, and agree, nothing quite like it in the Denver area outside the city centers.

Looks like Novel Uptown is moving ahead at 16th and Logan after getting a variance approved. Which sleuth can find the renderings?

Actually, Kiewit is on the west side and not part of the new downtown. Aside from some earth moving for the roads and some new apartments and a light rail station, not much is happening there. It really just started in the last month or so.

110 foot tall automatic storing/storage facility - this sounds rad. Need more of this Tokyo-esque stuff in Aerotropolis!

Aerotropolis is really starting to heat up. Lots of new residential underway and planned in this area along with developments like this and other warehouse/logistics projects. I give it 10 years before it’s wall-to-wall sprawl from the airport to I-70 along Pena Blvd

the train goes along pena with stops. what do you want? sprawl? that's not really it.

The Good News is that Colorado and its cities are still seen as nice place to live and relatively safe. Portland can't say that. In places like San Francisco (or Los Angeles) where gangs of shoplifters are in and out with bags filled before police arrive, retailers are either cutting back their hours or closing their doors. Does San Francisco suck?

The intent is more so to cut down on the number of opportunities for Junior to grab Daddy’s 🞵🞵🞵 and a) shoot themselves and/or b) shoot someone else.

Any responsible 🞵🞵🞵 owner should be doing this already and this nanny-esque legislation is meant, similar to seat belt laws of the 1980’s/90’s, to get a portion of the remaining dumbasses to do it.
