This is actually one of the few times I would not like to see something that's taller than the present building. In fact I would have liked to have seen this building restored.
This block has a very nice scale & feel to it, except for that bar's extensions into the sidewalk.

Was the plan to turn the building itself into a hotel? A developer was eyeing a similar beaux-arts courthouse in St. Louis (where I recently moved from). I was pretty skeptical at first until I saw that the expected architect for the project also worked on the Hyatt Place at the Custom House in St. Paul. A much larger but similarly difficult building. Unfortunately the St. Louis project was amidst a wave of other boutique hotel announcements so it fell through. But the St Paul Custom House is good precedent / success story for something like this.

I'm almost sure that years ago there were steps going down to the subway in front of what was then a Girard bank branch. If so, now would be a good time to at least plan for the future use. Who knows, in a distant universe maybe the Ridge St. line could be extended and somehow make its way down to the riverfront.

I seem to recall that entrance to the Ridge Spur right on Spring Garden as well, but the only surviving entrance to Spring Garden Station that is still visible at the surface is about a block away at Ridge & Buttonwood St, NWC. [It's also included in the recent Cast Iron Subway Entrances Thematic District https://www.phila.gov/media/20190213121656/Historic-District-Cast-Iron-Subway.pdf ]

RCO's for the Downey's site is South Street Headhouse District and Queen Village. Society Hill starts from the north side of Lombard.

Sadly, Downey's at 526 S. Front St is *ALMOST* within the Society Hill Historic District on the Philadelphia Register. The boundary is next door; 524 S. Front St is contained in the district; 526 is not.

Here's its northern adjacent neighbor as listed in the district's inventory:
524 [S Front St] 3-story, 3-bay, red brick, Flemish bond, vernacular house. Ground floor has 30-light shopfront

Could that stop or the button wood stop be reopened? if it was used in the 1900's it can defiantly be used now.

Station platforms are still there, as is the subway like (The Ridge Ave Spur).

But why? The BSL is 3 blocks west.

It would make more sense to open an infill stop just southeast of here near Callowhill, if at all.

Buttonwood and Spring Garden were just different stairs to the same station.

Original plan, yes. Financial issues with the developer, city, then Covid, it just didn't work out. A hotel is certainly a great idea with the right development / hotel team behind it, as long as the city is receptive in the process.

I will have to look up the examples you mentioned.

Yea I think we had that discussion before, so it's understandable why this stop closed, like you said a stop down by callow hill would be actually pretty helpful.

Are there cranes up for the LVL? I was driving into philly on i-95 and saw 2 tower cranes in the direction of the cira center. I dont have any photos, that i know of, of them. But they were 2 red tower cranes, on the edge of center city.

Drexel came through the pandemic better than expected. Now president John Fry is contemplating his next step.

Always nice to read about Fry's Drexel accomplishments, and that Drexel made it thru the pandemic mostly unscathed. His contract is up in 2023.

There is mention in the article that some want him to run for Mayor. While I would love that, he can do so much more for the city if he stays outside of City Hall.

66-Unit Building to Replace Old City Parking Lot

Only issue I see is, NO WAY is this building only 8,744 sq feet. I know this is a typo in the permit, but it has to be AT LEAST 87,000 square feet.
