Someone was commenting on the redevelopment of the old mall - this looks like the 2nd half of it.
Presumably Phase 5 (the other part of the old mall) has been approved.

The application from last year for "A new four-storey, Retail portion of the future Mall, including the Food Hall, a Restaurant, the “Living Room”, and associated ancillary spaces; all over three levels of underground parking and a portion of the future nine-acre Park" (DP 5 in Phase 1a) was approved in February. The building shown above are Phase 1b, the sixth and final DP in Phase 1.

Confusingly, there is a further rezoning, yet to be heard at public hearing, which would add extra space to some of the buildings already under construction in Phase 1a. Presumably that needs to get to a public hearing really soon if they're going to actually build 2 floors of extra office space in Building 6 for example. (Most of the proposed changes proposed affect future buildings in Phase 2).

Glad to hear they pursued having a multi-storey mall as opposed to the original proposal. This will rival Metrotown as the new shopping hub in the Lower Mainland when everything is completed.

Seeing the pace things and phases are happening with Oakridge and also Lougheed Center, Amazing Brentwood is all if the sudden appearing very slow-moving.

I don't think anything here will rival Metrotown as it is just so well-locates along the longest and busiest of SkyTrain lines. It can draw people from everywhere whereas Oakridge is going to be "harder" to get to from anywhere but Vancouver and Richmond.

The upstairs part of the mall is, I think, only the food hall.
I don't think the retail (soft & hard goods) corridors of the mall have returned to 2 levels, have they? They are expanding retail with the areas pronting streets and plazas.

Agreed, but the multiple towers going up at Oakridge are residential towers, and I suppose that Vnacouver's market is more robust from them than Burnaby, which has more projects for buyers to choose from around the municipality.
I think Brentwood is more focussed as being a "retail and entertainment mall" rather than Oakridge which is (or has been forced into) having a park and a lot of amenities that will be costly to maintain and may dilute the focus (and profitability) on retail. I figure it'll be a very high rent project for tenants, some retail units may not have high exposure, and customers may have come for different purposes and may be dispersed across the site (ie.e it may be busy, but are people spending?).

I think it's mostly retail on level one when you look at most of the cross-section elevations in the most recent DP submissions.

Yeah, that's what I thought.
I think they abandoned the full 2-level mall after the aquifer "discovery".

There’s a rumour going around that they’re going to shelve the mall entirely and allocate that space to social housing, homeless encampments, and safe injection sites. They’re calling it the Disneyland of Poverty.

Oh and there’s going to be a Starbucks too.

Who are the mods on this site, and why have they not changed the status? This one one of the single biggest under construction sites in the country and yet it isn't "under construction"?

I heard that a per centage of The Oakridge Redeveloment Project was pre-sold overseas. If so, I would like to know just how much of it was.

don't know the percentage, but they sell all their projects overseas. I would assume it's a large percentage since they can afford to lease a streetfront unit on the Fifth Ave or Champs Elysees equivalent in HK and other cities next to Patek and other high end brands for the overseas sales galleries

last I heard, they were offering to to cover the foreign buyers tax, offer an additional 20% completion discount, as well as full furniture and accessories package form b&b italia and inform - really shows how much profit margins they have with their pricing even after the 20% off, they're still above the 3000 psf mark

also, I believe they have canadian trust lawyers in hk and china and allow the overseas buyers to wire their deposits into those accounts instead of the trust accounts over in canada, part of the reasons why they can be so successful over in hk and china; apparently a lot of the high value units are already in contract (15m+ ph's)

Sounds shady as hell and to me those discounts scream desperation. If they could, they would not be giving such discounts and perks.

Then again, most buyers likely have no idea what they are buying, putting down millions based on beautiful renderings.
