YES, Michael Buble is extremely unctuous.

He's not Canadian, but I could not fucking stand the smugness of Bob Saget (America's funniest home videos). That smug, punchable face drove me crazy.

Saget on AFHV had the most punchable face of my childhood. It was literally considered an insult of the highest degree to call another kid Saget.

Correct me if I'm wrong, but unctuousness implies smug insincerity. The only time I've really seen Buble was when he was a guest on Graham Norton, and he seemed pretty self-deprecating and funny in that instance.

I've heard that he actually comes across as unctuous but is really more down to earth in real life.

"I've got some corn for popping" (I dislike the unctuous way he says this in whatever dreadful Christmas standard he is crooning).

That's basically the essence of these things distilled. These things are white elephants.

They're not good for much else. They cost lots to maintain. They're even more expensive to rip down. It's so beyond any re-purposing scale by ordinary people (unlike small storefronts in urban areas) that it'll sit empty forever until the organization defaults on it, the city condemns it and bulldozes it.

I give the citizens group 2 years until they throw in the towel. It'll sit as property of the city for a decade until the condition merits it being torn down.

The Brandon Town Centre is a downtown mall in Brandon, MB which was built in the early 80s as downtown's answer to suburban malls. It held its own through its first decade but since then retail has faded away into nothing. The big department stores like The Bay, Eatons and Zellers all left, leaving an ever dwindling amount of retail space that has become increasingly crowded out by offices and institutional space. It's mostly an office building now.

It's on the market for $6.8 million if you're interested, but good luck bringing retail back given how much the average Brandonite seems to despise their downtown area.
