Great shot! I loved taking photos from higher up in the Civic Hospital and sitting on the 7th floor for my breaks to just look out over the cityscape. The view from the B elevators on on floor 7 is the best for the Gatineau Hills and Tunney's.

I'm glad the only RLA building I can stomach is also the tallest and most prominent one.

It really ended up being a pretty nice tower. I'm looking forward to it's sidekick rising, and it looks like it is well on it's way!

C’mon, @brigilhomes. The Dale at 121 Parkdale is nowhere near Westboro. As the crow flies, it’s over 2.5 km to Winston Square, over 3 km to Dovercourt Rec. This development is in Mechanicsville. Celebrate that.

On another note, thanks @Harley613 for the great photos (as per usual!)

It'll be nice to see the second tower go up alongside. But man, do they ever dwarf the tiny building to the south!

These photos really reinforce the fact that the urban boundary should not have been expanded. There is so much room for infill housing here.

It's interesting that RLA circled back to their original design language for The Dale... for the better.

You think so? I think the Dale looks a lot like their current design language. It's basically a taller version of the Re, or a taller and higher quality version of his latest proposal on Slater.

I really liked how all of the buildings looked from this angle. I'm not sure how I'd feel compositionally with a second tower of a similar height beside it. If it were a shorter mid-rise it might look nice.

For a moment, I thought that was another city.

I agree, it won't look quite as good with a second tower of early the same height and design, followed by a lineup of more towers of roughly the same height over the next few years. We'll end up with a upscale great wall of Rideau.

I was out this way a few weeks ago and thought that this building looked nice from that angle too.

The view from the top of 121 Parkdale is spectacular. The Parkdale market, amazing restaurants, independent shops, parkland, LRT, are all a few blocks away. The area is a good mix of demographics and is transitioning, but anyone calling this area a "bad neighbourhood" is completely out to lunch.

They are just about done the bottom level of the foundation. They should start to boogie along now.

I think that the last time I was out at Tunney's, I noticed that the 1 singular yellow-ish stucco house on Parkdale (the block south of this development) has been abandoned or sold...I wonder what someone will try to make fit there when the time comes...

That property always looked disheveled/shabby, and there were some...less than model citizens living in it as well...or at least there were back when I lived on Bullman...

L’entreprise Brigil a inauguré jeudi la première phase de son projet The Dale, une tour de 33 étages qui en fait la plus haute tour résidentielle locative d’Ottawa.



Le projet de 300 millions de dollars, situé sur l’avenue Parkdale, à Ottawa, compte 283 appartements haut de gamme dans la première tour et en comptera 240 dans sa deuxième tour de 29 étages dont la construction s’est entamée au printemps dernier. «Un lien organique unira les deux tours au rez-de-chaussée, permettant à tous de profiter des espaces communs des deux immeubles, a précisé le vice-président, Développement et conception chez Brigil, Jessy Desjardins. Ce qui est le plus important pour nous, c’est d’avoir créé une communauté verticale qui fonctionne à tous les niveaux. On est connectés au transport, autant le transport actif que le transport collectif. Et à l’intérieur du bâtiment, on a vraiment des espaces pour tous les résidents. On a une piscine, un gym, des lounges, une vue panoramique, un café. Alors partout où on habite dans le bâtiment, on a accès à tout ça. Je pense que c’est notre plus grande fierté, de permettre ce style de vie-là à tous les gens de la région.»

Pour le maire d’Ottawa Jim Watson, qui a aussi pris part à l’inauguration, les centaines de personnes qui logeront à terme dans le projet The Dale représentent un vecteur économique important pour le quartier et la ville, puisqu’ils injecteront des sommes importantes dans les boutiques, les restaurants et les services de proximité du secteur. «Cette revitalisation aura un impact sur les activités économiques, mais aussi un effet de levier sur les activités culturelles et sociales environnantes, ce qui constitue une excellente nouvelle pour notre Ville », a déclaré M. Watson.

Une bonne nouvelle pour la pénurie de logements?

Les loyers des unités luxueuses du projet The Dale se situent entre 1 555$ et 2900$ par mois, dépendamment de plusieurs critères, dont le nombre de chambres.

Jessy Desjardins se dit conscient que les unités en soi ne représentent pas nécessairement un loyer abordable, dans un contexte de pénurie de logements surtout à prix modiques qui fait rage des deux côtés de la rivière. Par contre, un effet de chaîne peut suivre à la suite de la construction d’un projet locatif de luxe d’envergure comme The Dale et avoir un effet positif sur cette pénurie, avance-t-il. «Plusieurs études démontrent que plus on construit de logements neufs, peu importe la catégorie [de prix], plus que ça libère des logements en bas de la chaîne, alors des logements abordables. [...] Un bâtiment comme ici va venir libérer la pression sur la rénovation de vieux logements pour les convertir en logements de luxe.»

Il ajoute que les services de proximité sont nombreux près du projet The Dale et qu’il est ainsi possible pour les locataires d’économiser beaucoup ailleurs. «Comme notre bâtiment est près d’un réseau de transport structurant, notre ratio de stationnement est inférieur au 1%. Alors beaucoup de logements n’ont pas de stationnement et les gens n’ont pas d’automobile. Et l’automobile pour les gens peut représenter jusqu’à 26% de leurs [dépenses]. Puisqu’on n’a pas de stationnement pour eux, c’est un coût de moins pour nous et on peut réduire leur loyer de 300$», a-t-il expliqué, ajoutant que plusieurs services sont inclus dans le loyer, comme l’internet et les électroménagers. «Ce n’est pas abordable [si on compare à un logement] de 800$, mais pour un bâtiment aussi luxueux, de pouvoir y vivre à 1300$, on trouve ça quand même très intéressant.»
