I imagine there are some who will overlook this proposal as easily as they pass over the vacant lot it will occupy kitty corner to the Canada Line station at the Oakridge Centre. That’s certainly understandable, and not just because of the heat outside either. Yet, considering how prescriptive the Cambie Corridor Plan’s design guidelines are (pg 67), Hannah and I knew that there was a reason city staff had required it to undergo this Urban Design Panel review.

It turns out this scrutiny was needed because the project provides more rental housing in its podium than was originally called for. While city staff were cautious about that choice, the response of these volunteers ranged from strong approval, to confusion and outright irritation that the appropriateness of this decision would be questioned. In fairness, a majority would later admit it had created several challenges, both relating to its appearance, and the comfort of those who will live here.

I don't get it!

They really can't afford to block the window with columns with already such a low glazing ratio. This trend towards tiny punched windows is sad... I'm planning on sizing up to a bigger condo and might have to look in an older building with more glass (circa 2008)

Moving along quickly and I guess they are already working on the next two towers. Compared to so many more prominent projects this keeps flying under the radar.

Not sure which area you mean but there are already two "temporary" modular housing projects on the corner of 59th and Heather. They are lovely.

That may happen in another phase, shown on the foreground of the above picture. Unlike Richmond's Sea Island neighbourhood, at present there is simply not enough high-density construction immediately around here to fund a new station. The new Pearson Dogwood community is a pretty good start to achieve good urban density, but it could and can be way better. Like it or not, foreign money is actually helping City of Richmond come up with enough funds to build the Sea Island Canada Line station.

Correctamundo. YVR Terminal 3/Sea Island Station will likely be funded (it hasn't yet) by the Vancouver Airport Authority, which is the reason we have a YVR branch in the first place.

At any rate, using Richmond as a role model for city/transit planning is pretty laughable.

It's interesting to see a six-storey lighweight steel frame building going up, rather than the usual wood frame. There have been a few built that way over the years, but not too many.
