Demolition Planned. 52-Unit Plan Moving Forward at 1106-14 Spring Garden?

The property was later rezoned to CMX-2.5. Then, in 2017, developers were issued zoning permits to completely demolish the building and to construct a 6-story building with 52 residential units and ground floor commercial space. The building was never demolished and the project seemed to have stalled.

After years without an update, just last week, zoning permits were issued for the complete demolition of the Lawsonia Building. No updated permits for construction on the site have been issued. We imagine the owners will be moving forward with the 52-unit plan from 2017 or something similar. However, we must say that we are extremely disappointed to see this building demolished.

Quibble with design if you wish, but how the hell does an apartment building start the down turn of this block?

This is a 10 minute walk from a train station. You'd think a forum dedicated to skyscrapers would be place one could go to escape anti-urbanist thinking like this.

Woah this is a really good looking project, reminds me of the current 1900 row homes we have now just in new form.

I'd love if they tore down old ones and put blocks of these up everywhere, it will fill the city up again.

Question how many abandon/dilapidated properties are in Philly?

They say their is a housing shortage which is true but it isn't because there are homes all over the city just in depressed neighborhoods. how else did Philly have 2 Million + in the past.

Definitely off topic, but the hollowing out of nearly every major American urban core, big and small, was the first domino to fall that ultimately led us to the housing shortage. Now, reurbanization is still much slower than the first urban expansions because it's more difficult to re-create functional urban centers while balancing the needs of the existing neighborhoods and decaying infrastructure rather than starting from scratch. Housing is generally more available in places where cities never went out of style (like Japan), because supply is always being generated.

Back on topic: I wish every new development would look like the N Marshall St project. That's exactly what we need and gives big classic Philly vibes.

The biggest factor to consider how there is housing shortage when Philly once had many more residents than it does presently is average household size. When Philadelphia had over 2 million residents the city was filled with families that had 3+ kids and often other relatives living in the house as well. Household sizes have nearly shrunk in half since Philadelphia had 2 million plus residents. That means if we were to return to a city of 2 million residents, we'd need approximately twice as many housing units as the city had the last time we had 2 million residents.

All for job training, but that can only go so far when some of the best Jobs available to people without a college degree are piped through racist labor unions that our elected officials are partial to or sometimes wholly owned subsidiaries of.

Add to that most people don't understand how local politics work or how they're being mind warped to think their elected officials are protecting them when they're just protecting their own power.

You know what they say, supply and demand.

Clearly, because so many projects like this are hitting the market, there is absolutely no demand at all, and Philadelphia is clearly losing out to such wonderful cities like Phoenix, AZ and Nashville. Cities that have such wonderful bones and will surely grow holistically forever!
