[Moncton] Northwest/Magnetic Hill Developments

This item will be discussed at the Moncton City Council session tomorrow evening:

New Rezoning and Municipal Plan Amendment – PID 70463880 and a portion of PID 70463898 at the corner of Bulman Drive and Mountain Road

These parcels are located on the SW corner of Mountain & Bulman, just very slightly to the east of that cluster of five six storey apartment buildings that are either under construction or approved on the other side of Mountain Road.

Does anyone know what this is concerning? It's a fairly large parcel of land. Is another apartment building in the works here???

It's a biggie. It's tip partly overhangs Mountain Road, and the crane can be seen from a couple of km away when driving down the TCH.

Watched the council meeting. Again for some reason I can't post pictures.. but they want to put a 4 storey mixed use Office building there. Potentially pharmacy, restaurant on main floor. Doctors offices 2nd and 3rd
Dental on 4th.With parking front, east side, and rear.

An entrance from Mountain Rd, and one off Bulman.

This would be immediately behind the townhouses on the west side of Bulman.

Phase 2 would be for a "denser construction" in behind.. with parking lot behind the homes on Tiffany Court.


Council seems all for it, though almost demanding traffic lights at the intersection.

If I lived on Tiffany or in the townhouses on Bulman I would be very much against I think.

Very interesting. A professional building then. There is probably a need developing for something like this in the northwest end, especially as the city grows.

Yes, the intersection of Mountain and Bulman could very easily benefit from a set of traffic lights. It's difficult even now for traffic to egress onto Mountain Road, especially turning left. It would be much worse with a new commercial development here.

A contact has sent me a few thumbnail images of the proposed commercial development on the SW corner of Bulman/Mountain. They aren't that great, but they will have to do until something better comes along (probably in a PAC document).

looks like they are digging up the old fuel tanks at the abandoned Co-op gas station on Mapteton Road.

I wonder if this property has been sold for development, or are they just trying to make the property presentable in anticipation of a future sale?

According to the GNB property assessment website, the last time it was sold was 2015. Of course there could have just been a sale that hasn't been entered yet.

This is a prime location for development though. And there is a large vacant lot directly next to it as well. We'll have to keep an eye on it to see if any information comes out.

This is just conceptual of course, and the final product may be quite different, but it is useful in showing what the possible street grid might look like. Thrive (and Cordova before it) have released images like this before.

FWIW, the area in the foreground, across Hall's Creek from the Mapleton Centre was where the new Shannex Parkland project was supposed to be built initially. Now it is apparently going in the Pinehurst area behind NBCC.

Also of note, Thrive really wants greater Moncton's fifth anglophone high school to be built in this development. You can see it conceptually included in the top centre of the image.

I know it nothing permanent but there was a Volvo pop up shop outside the old bell building... had lots of vehicles.

Signage has gone up for Emma Place on Mountain Road across from the Northwest Centre. In addition, the parking lot has been paved and final landscaping is underway. It will be welcoming it's first tenants in July.

I was looking at that old Mapleton Co-op gas bar just the other day.
What a horrid looking sight. I would be embarrassed if that beIonged to my company.
Assuming they will take this opportunity to embellish their property, then kudos to them. Let us hope so.

They have resurfaced the north side of Whitfield Trites road almost to Briggs road and the first part of Timberline road up to Thorncastle. Still need to finish the shoulders.

They are clearing trees right now on the east side of Horsman Road where Corey Craig has long wanted to build a commercial development.

I remember this plan very well. I thought it had died of old age. Glad to see it apparently back on the table.

I don't imagine they would be clearing the land if they weren't serious about proceeding.

The traffic counts for Horsman have increased significantly over the last few years. It is a legitimate shortcut to the downtown of the city from the NW end, and there are few traffic lights on Berry Mills or Millennium. It is a much more convenient route into the city than Mountain Road, and I think that this will become even more so, what with all the apartment construction occurring along the west end of Mountain near Magnetic Hill. As congestion worsens on Mountain, even more people will default to Horsman/Berry Mills/Millenium for commuting.

Add this onto the new Twin Oaks development planned by Thrive, just on the other side of the Ryan Street roundabout, with it's cluster of five six storey apartment buildings, and I think the time has probably come for a new neighbourhood shopping complex.
