They've already started demo on the structures on site so not wasting any time. Also 350 spots for EV charging is a lot especially when most buildings downtown, even new ones don't have a dozen. Wonder if the future tenant has a penchant for EV's

That looks great! I like the curves and the green space is pretty amazing. I'm unable to read the article - does it mention if the park is open to the public or only to the tenants?

I wonder if this means T3 will be moving offices from N Lamar to the East Side?

I would say both are correct. It's page 17 of the PDF but page 15 of the presentation because the cover page and index are not counted.

Is that intended to be a joke? I don't think there is any connection between the T3 Ad Agency headquartered in Austin, and Hines multi-city T3 Brand (Timber, Transit, Technology), but I agree, it does sound like one of their T3 projects.

It has been rumored for quite some time that this was the site of their new headquarters, even before it was known that Jay Paul was developing it.

Ah, I'd never heard of Timber, Transit, Technology before. Ignore me! I was excited for my partner to move to a new office.

872k square feet leasable is more than the current IBM campus being redeveloped as Broadmoor offered. Those include 7 buildings, this is going to include 3. These structures will be absolutely massive floorplates at an average of 48000 sq. ft. each.

lol. Just to be clear that all they have done is the rezone. They still need to file the site plan and that process can take up to a year for approval depending on how quick they are addressing city notes. We aren't anywhere close to construction.

That's interesting. The latest I've heard is the foundation they are prepping on the west side of SH130 (opposite the factory construction) is going to be for Tesla offices/HQ. Originally it was thought that would be for a factory to make Starlink dishes but since it's Tesla owned land I think it makes sense for that to be for them. Always possible they want another office closer to central Austin though.

We'll see. Exciting developments though.

I'll definitely plead ignorance to the commercial permitting and building process. That said would this site plan, filed originally back in 2019, mean they're a bit further in the process than just re-zoning? https://abc.austintexas.gov/public-s...pertyrsn=90410

At the very least they filed all the demo permits to get the buildings cleared so they aren't wasting time.

Maybe the Jay Paul project could be for Netflix.
